The review is not so much about the agency as about the realtor from this agency. Perhaps he did not conduct the transaction as an agent of the Floors, because he came to him from YouTube. However, I do not think that the approach of the work is different, because the agent assured that no one would scold him in Dubai for his approach to work. It's about Alexander Rodionov.
I bought an object with him, because on YouTube (let's go to Dubai channel) I hooked him with sound thoughts. At the selection stage, there was already a noticeable bias towards projects where commissions are higher, but there are no complaints here, the final choice is mine, my head is on my shoulders. The review refers to an approach to work where Alexander does not disdain lying (or simply does not know anything and faced everything for the first time). + violates the obligations assumed, and after receiving a commission on all issues, you will have to run after a realtor.
Incompetence/lies in the transaction process:
1) The SPA from the developer was absolutely inadequate, but Alexander did not try to read and understand it. To all my questions, he said that everyone has the same SPA in Dubai, so no one will edit it and it should be signed like this! At the same time, there were absurd points in the editorial office, which the developer eventually removed / corrected. But I talked about it with the developer myself, and Alexander only hurried that it was okay, it was necessary to sign as is and already “yesterday”
2) Offered to make payments before deadlines and deadlines, despite the delay of the developer (again, from the fact that he did not read the SPA and did not try to delve into the real obligations under the contract)
3) When asked about the expected date of the handover (the developer was a little late and ignored in the mail), he sent me a video from the lobby of the building. Nice)
4) I almost burned the EOI for the second object, here if not for the loyalty of the developer and my signals that the object did not fit the specified criteria (there was a clear price and 1br + study), only then they wrote an application for a refund, with comments that tomorrow it would be impossible, because the developer I would have distributed the usual 1br unit and it would have been impossible to refuse. However, as a result, EOI took it and contributed it to another developer, for which I add 1 star. But I think if he had burned down, the bribes from him would have been smooth, the rhetoric was already appropriate in the correspondence.
Renunciation of obligations:
The main thing that prompted me to write this opus was the final payment. Even before making a deposit, I asked if Alexander would bring the further stages to completion, and what it would cost me. In response, I received that everything would be remote and free for me (the tenant would pay the rental fee). However, when they began to negotiate for the final 80%, Alexander offered to use his exchanger at an unfavorable rate (the first usdt-aed exchanges corresponded to the bestchange rate, there was no catch). When I said that a courier from my exchanger would arrive, Alexander started asking for 300 dirhams, and then generally refused to participate in depositing money into the cash register, because his wife advised him so!
It did not work out to return Alexander Rodionov, an agent of the Floors Dubai agency, to the agreements, he simply stopped responding to TG, it did not work out the first time. In the phone conversation, there was absolute nonsense about his wife, absurd metaphors about sex without protection, that no one would condemn him anyway for this exit from the process at the final stage and the offer to fly to Dubai to pay on the penultimate day on his own. As a result, he gave me the contact of the developer's manager and organized all this through a normal exchanger and friends, but I do not accept deception.
As a result, I do not advise you to contact him. This is not a realtor, but a businessman from the new wave of emigration to Dubai. He does not know the market and legislation, but sells well at the first stage, then the divorce will begin through the left exchange rates / surcharges for his services and trips somewhere (this is after 5% commission), and it will be faster to get answers from sluggish developers than from him.
p.s. if the Floors need excerpts from the correspondence to recertify the manager, Alexander will give you a contact. I saved all the screenshots, otherwise he tried to move out, that he does not remember the obligations, and there is no access to the old telegram. If this is really the standard of work of your managers, then it's a pity.
