In general, it is attractive, as all the amenities of a clean room for a low price in a quiet location. Plus, the location is on a certain hill, from here there is an interesting view of Yerevan and Ararat. Plus, the owner is calm and pleasant in communication, busily and calmly deciding the issue of accepting payments with a combined cash, dramas mixed with rubles (alas, forget about the possibility of paying with a Russian card in Armenia).
As such, there are no disadvantages, but there are funny moments: finding the entrance to this guest house is a bit of a problem, and without a hint from a friendly local neighbor, it would be difficult to guess which narrow staircase to climb up; the courtyard of the guest house is a neat and clean, but the construction site of a mini-pool (however, no noise and, fortunately, there was no dust for the short time of our stay).
You can stay quietly for one or two nights.
Among the advantages: good view and proximity to the center.
Cons: no air conditioning. It was 31 degrees outside, and so was the room. I felt like I was in a sauna.
