Unfortunately, I haven't been inside, but I know for sure that it is a very convenient location for an office if someone is looking in this area.
Not the city center, of course, but (!) a very convenient interchange, good traffic, bus stops nearby, there is underground Parking, very developed infrastructure, everything is nearby from shops to institutes and park areas :-) And there are not very many such office spaces nearby.
There are a lot of residential buildings, and a young active student fraternity.
