The hotel is very cool-both our parents and my daughter (13 years old) liked it! It is located in a quiet, peaceful place. The metro station is nearby. But we didn't have to-we had a rest by car. To the city center 10min.Have a leisurely ride. The rooms are very nice, clean, and have everything you need. Hot water is available all the time. Very tasty continental breakfast (buffet). The cook cooks deliciously. Edward is a wonderful host. It feels like I'm visiting my relatives. We recommend you to visit 100%!!!

A cozy room, daily cleaning, snow-white linen and delicious breakfasts.
The room is equipped with all the necessary toiletries.
Eduard is a warm-hearted, friendly hotel owner, open to communication and gives useful recommendations on getting to know the city and the country.

People, don't be fooled! This is far from 4 stars. There is no hot water periodically, the rooms are not heated, the benefit is that there is a split that can be put on heat.
Although the breakfast is a buffet, but everything is tasteless, even though I am not tired. Among the advantages, the room has a TV and a refrigerator, a kettle (with a broken lid), 2 cups. I want to note about the dishes... many dishes with chipped edges or cracked.
Just don't be fooled by the 4-star hotel, this is far from the case.

I stayed at the hotel for a few days and was completely delighted. Firstly, the location of the hotel is very convenient. It is located in a quiet area, which creates a pleasant atmosphere and allows you to relax from the hustle and bustle of the city. At the same time, the proximity to the subway, grocery hypermarket, McDonald's restaurant and other shops makes the location very advantageous.
The rooms at the hotel are magnificent. They are cozy and comfortable, with everything you need: a comfortable bed, clean bed linen, a fully equipped bathroom. Everything was organized with great attention to detail, which created a sense of comfort.
Special thanks to the owner Eduard. He was very friendly and hospitable. He helped with everything that was needed and was always ready to answer all questions. I felt at home in Russia.
It is worth mentioning breakfast separately. They were just amazing! Fresh food, a variety of dishes, excellent service – it was really a good start to the day. I enjoyed every morning, enjoying the delicious food and the pleasant surroundings.
Overall, I was very pleased with everything. I recommend this hotel to anyone who is looking for the perfect place to stay in Tbilisi.

Good afternoon. I was at work for 4 days. I recommend. Respect to the owner, everything is clear, neat and very fast. The rooms are clean, the Internet is good, there is no smell of sewage. The location is convenient. There is a metro station nearby and there is a good home restaurant nearby. 3 stops to the center. So that I can recommend it.to the owner .To diversify the breakfasts a little. A hot fried egg would be just right and put a coffee machine on.

A very pleasant small hotel, located in a quiet place, at least at the end of April it was quiet and peaceful, only the birds are singing))) everything is in the room, hot water is always available, air conditioning was not used. Everything was needed- slippers, hygiene supplies. Beautiful interior in the dining room, its own enclosed courtyard with a barbecue area,. The breakfasts are made delicious by a very friendly woman, all the staff were Russian-speaking, solved all issues. There are 2 good restaurants on the next street, an expensive grocery store, a block away. And the cons - there are no mosquitoes on the window, but there were no mosquitoes and flies either.

The hotel is just great!!!! Friends, you will be in Georgia - just here! The owner and his son are there, wonderful, polite, kind, sincere! It was as if we suddenly found ourselves ..... at home!!!!!! Everything is beautiful, with a soul, perfect cleanliness, homemade breakfasts, everything is there, you can drink water directly from the tap! Come here! To put it mildly, not everyone in Tbilisi is waiting for us in you, but we have enough ideological idiots, they will not ignore cars with Russian license plates, as well as in exchangers, shops, etc.
Regarding the hotel: the owners are Armenians, loyal and sociable, before the season I personally saw everything washed and rubbed every single day... I had a single room on the "4th" floor with a balcony, bathroom and shower, without a balcony for 2500rubles/day. Upon arrival, the house was a little empty, but over time, quite a lot of rooms were occupied.
On the ground floor they have a kitchen-cafe, with access to the courtyard. My employer doesn't pay for lunches and breakfasts, so I didn't like to try, but the smells from the kitchen were great.
I put the "4" because there were jambs on the shower stall and sleeping accessories, but who knows how..
Among the advantages: near the metro, exchangers, bank, grocery stores, excellent "khinkalnaya"
According to prices in Georgia, of course, it is expensive for me, the exchange rate at 2.06.23 was for 1000₽-30.5 GEL, but it depends where, at the entrance it is very expensive, fuel is also under 100 ₽ per liter.
I will also add that from 06.01.23, if you cross the border with Georgia not in your car, you need a power of attorney with an English translation, do not offer money to border guards and police for violations, fasten your seat belt.

We had a rest in September 2022. The breakfasts are hearty and varied, thanks to the cook, even if something ran out, for example, the scrambled eggs ran out, she immediately made more. The room is spacious, there is air conditioning, the bathroom is combined, but spacious! Cleaning every day, changing towels and wet floor cleaning! For the information of the owners, sometimes there was a smell of sewage in the toilet, something must be done. Friendly hosts and staff of the hotel!

Excellent room, food, almost all the staff is attentive, seven minutes walk from the metro, but this is not critical.
