We lived in NOVEMBER in a three-bed room. It's very warm. Heating is only by air conditioning. We didn't need to.
There are no problems with water. Quiet enough. The linen is excellent, the beds are soft. The TV is full of applications. Tea, kettle and glasses are in the room. There are washing facilities, including toothbrushes and slippers.
The sweetest girl at the reception allowed us to choose a room, and not take what they give. Thank you so much to her!
One of the disadvantages is that there is no ceiling lighting. Just a sconce and a floor lamp.

The main advantage of this hotel is the staff. Very good-natured, responsive, sociable. They helped with an earlier check-in, suggested the main tourist routes in the city, helped with a suitcase to take to a taxi. That's a five-plus.
About the hotel - it is quite conveniently located, easy to walk to the center (about 15 minutes), affordable price. There are shops nearby. It takes about 25 minutes by car from the airport.
The room had everything you needed - a comfortable bed, wardrobe, refrigerator, water, toiletries.
What I didn't like was the bright night lighting under the window, the noise from the road - police sirens, dirty walls in the room and a complete lack of cleaning for 6 days of stay. I didn't know where the day was going. The towels were not changed. I myself, in principle, usually live neatly in hotels, but at least taking out the trash and wet cleaning would not hurt.
I booked a hotel through Booking. The reservation was from August 7 to August 9. I sent a request that check-in on August 8th at 5 a.m. They approved it and wrote to me that "they will be waiting." I arrive in Yerevan with my 4-year-old daughter, arrive at the hotel and ... the receptionist says that there are no available rooms. I was refused check-in with a confirmed reservation. Because of this situation, my 4-year-old daughter and I were left "on the street". I had to book another hotel urgently. Terrible hotel. If you don't want to stay outside, DON'T BOOK!
