They take a 50% commission for showing the apartment and printing out a template agreement. There is a chance that the realtor may start lying to his face. They check the landlord's documents through their fingers. There are a lot of irrelevant ads on the site.
I do not advise contacting this real estate rental agency, it is better to find a lawyer who will actually check the landlord's documents and draw up a lease agreement.
The story is as follows:
They rented an apartment that is not in the cadastral register, they did not check that the apartment is the subject of a legal dispute (the trial began 2 weeks before the conclusion of the lease agreement).
At the conclusion of the contract, the agency staff assured that "everything is fine" with the owner's documents and they "checked everything".
After a while, it turned out that we had signed a contract not with the owner, but with a third party by proxy.
The agency hid this fact. They also claimed that the landlord is the owner.
There is a clause in the lease agreement stating that the landlord undertakes that the apartment should not be the subject of a legal dispute. I believe that this fact should be established by the realtor / agency if they take a commission for the transaction + pretend to “check the documents".
After 4 months of rent, a document was hung on my door that the apartment was sued by the owner and the current tenants must vacate this room.
I came to the agency with this document. The staff threw up their hands, saying that they had never encountered such a thing.
The best solution they could offer was to wait until the issue was resolved and not pay rent until they provided the ownership documents.
After a while, the realtor called and demanded to pay the money to the landlord, referring to the fact "that the landlord has solved all the issues, but you need to pay now because the landlord has no money and someone is sick." Although at that time the landlord did not have any documents for ownership.
During one of the dialogues, I reproached the realtor that the agency had improperly checked the documents. In response, he began to lie that the trial began after signing the lease (actually 2 weeks before).
At the end, he said the following phrase: “in general, the agency does not owe you anything after signing the contract.”
The realtor also lied that when signing the contract he showed me a power of attorney for the right to rent an apartment.
Quote: "I showed you everything, you just don't remember." It is very strange to lie about this when there are cameras in the office where the contract was signed.
Terrible service: lying and avoiding responsibility instead of admitting mistakes and trying to help in the current situation.
