The location is excellent, in the center, the breakfasts are about nothing, monotonous and not tasty. The TV was broken in the room, it was replaced, there was one outlet for a phone, a refrigerator and a kettle, I had to choose). The handles on the doors are low, you have to bend down, for dwarves). The Wi-Fi is very bad. We didn't like the hotel.

We were in July, breakfast meals, monotonous get boring, it would be better to take them without food. A double room with a balcony, on the third floor, overlooked the Kiaraz Arena and a courtyard with a creaking swing. The room smelled a little damp, but there was a mosquito net on the window and we were airing all the time. The location is convenient right in the center near the temple, 10-15 minutes walk to the sea (depending on which beach) there were a lot of people in the mud of 2022, they went to remote beaches towards the Irene hotel. I will not go here a second time, Pitsunda is good, but for those who do not like to travel around the country, and sit in one place forever, or who drive their own car.

A good hotel, lots of greenery, coniferous trees around, the staff is polite, cleaned almost every day. I also liked the breakfasts, delicious porridges, like homemade ones. The only thing that was missing was that the meals were in the hotel itself and lunches and dinners, not only breakfasts. A 10-minute walk from the hotel there is a sea, here it has a very inconvenient entrance and exit, large pebbles, you somehow get out of the water without slippers.

We stayed at this hotel in 104 rooms in September 2022 (in a 3-storey building) On the first floor. The room smells musty, even with the window open. There was no light bulb in the bedside lamp. The room has never been cleaned in 5 days, despite the fact that they hung a sign asking to be removed on the door handle. When the spouse asked to take a roll of toilet paper from the hallway, the receptionist said that when the room was cleaned, they would bring paper. But the room was never cleaned, so we had to buy toilet paper ourselves. There is a clothes dryer in the room, it is rusty - everything is spoiled and cannot be washed, rust is not removed. Breakfasts are not tasty, only carbohydrates, instant coffee. There is black mold in the corners of the shower stall. In general, I do not recommend this hotel.

Staff with ambitions, booked through the island for 2 days, but stayed in Sukhum, also rebooked through the island for one day. We were checked into the hotel and after checking in, they extorted money for the day that we did not live there. We have a good correspondence with the island about the postponement of dates. In general, they spoiled the mood and took away an hour of precious holiday time. I liked the breakfast, the chefs are friendly and the food is delicious.

A completely normal hotel for Abkhazia. There are pros and cons. Let's start with the pros!
1) Location right in the grove. He breathes well and sleeps well. It's not that far to the sea. 10 minutes on foot
2) Quite decent staff, video surveillance. I think they put it on after they robbed the undersigned vacationers there. There is always a person at the reception during the day, and a security guard is sitting in the evening.
3) The dining room is not bad with a modest breakfast. Tea, coffee, jam, scrambled eggs or omelet, pancakes, butter, cheese. Very modest, but quite passable.
4) There is everything necessary in the room, a safe, air conditioning, toilet paper, plates and glasses. They also put a cot for the baby.
Well, now the cons!
1) Old furniture, the bed creaks
2) It is very noisy at night, as the horsemen begin to drift in the square, shout, fight, etc. The first three nights they did not sleep at all, they asked us to overpower us to a room with windows on the courtyard. And it got better)
3) There were always queues in the dining room, there is no distance here, the Abkhazians have not been notified about covid. They posted a queue on Instagram, and immediately the cooks were brought help in the form of maids. It was enough for a couple of days, then there were queues again. And all this is due to the nearby large Kiyaraz arena hotel, from which they also come here for breakfast.

The rooms are spacious and cozy. A comfortable bed. Cleaning and change of linen/towels are regular. It fully corresponds to three stars. The breakfasts are delicious. I put 4 stars only because of one person at the reception who, well, just as specifically sought to create a problem and spoil the impression and feeling of relaxation and hospitality. Pros: convenient location and view of the temple; hearty breakfasts, although really monotonous, but I like scrambled eggs for breakfast, so I had to buy pepper and bring it myself, only instant coffee - I went to another place for coffee); a large TV, in the evening I watched a movie from the network.
Cons: the toilet tank was always wedged, constantly disassembled to fix it (room 210); the shower head flows through the hose; the noise from the road is felt and some riders are of course just infuriating.

A modern, comfortable hotel. It is located next to the stadium, in the city center. We had a view of the Patriarchal Cathedral of St. Andrew, it is right next to us. They went there to listen to the Organ.
The sea is 10 minutes away at a slow pace. Nice and clean rooms, cleaned every day. Each room has a balcony. They provide a delicious breakfast in the morning.

There were two families in 2020: 3 and 5 people. We settled in Kiaraz, but in different hotels.
We are at the Start. Overall impression: not bad. But there are a lot of disadvantages. The most important thing is that the rooms smell very strongly of dampness and mold. As the staff explained to us, the Start was built on the ground, and a pit was dug for the Arena, and there is a basement there, so the Arena does not smell. The next day we asked to change our room. We went around a lot of rooms, it doesn't smell only from the sunny side, these are the windows at the entrance to the hotel.
The bed is big, we all slept together, there was enough space.
The rooms were booked in advance, and eventually we moved into a dirty room.
Of course, it's not super close to the sea, but it didn't bother us.
The lights were turned off several times in the evening. Several times there was no light in the morning, so the breakfasts were very late.
The cleaning is disgusting. The cleaner came, but it wasn't much use. Linen is changed frequently.
Plumbing is already not working well, with rust and cracks, broken holders, broken shower switch, etc. for small things. And one outlet was very impressive: either a kettle or a lamp.
There was not enough bread for breakfast several times.
There was one unpleasant moment. The fact is that we didn't always go to breakfast. We were promised breakfast for a child for free when booking. And as a result, we received a remark that we ate an extra pancake.
The room in the Arena was better, but also more expensive: the rooms are bigger, the sunny side is hotter there. Only the cleaning there was even worse than ours. The room is for 5000, and you wash it yourself. The hot water did not always reach. One more thing, obscene hints from the guard.
I repeat, it's not bad on the whole. Clean, friendly, quiet, breakfast, dishes in the room, kettle, TV, safe did not work.
But we will not stay at this hotel a second time.

There is cheese and butter on the buffet. And a choice of porridge and scrambled eggs. They asked for a double portion, they threw it off to us with their hand (The woman clings to everyone and makes remarks, talking loudly about what evil guests come to them. The dishes are cracked. Apparently everyone's numbers are different. On the very first day, they were treated with a broken shower and air conditioning. The shower eventually broke down every day. The rooms are cleaned, and towels are changed on request without any problems. The receptionists are not particularly friendly, apparently this is the trait. When booking rooms, you need to take into account the roadway under the windows of the front and side of the hotel. Their car is flying with a terrifying screech. It's better to take it to the other side. The view from the windows is amazing, it's a long way to the sea, 800 meters. Everything is nearby. The prices for accommodation are overpriced, taking into account all the nuances. Apparently they take the average cost from the market, but forget that the level also needs to be tightened.

We were in this hotel for the first time. Everything you need is there. In terms of cleanliness, it's a little dirty, the floors are dusty, and they probably don't wash under the bed at all. But this is more likely due to the lack of maids in the season, in general they try, but they do not have time. Soap and other funds issued at the hotel were not enough and we were told that it was no longer allowed, also apparently saving the administration. There were breakfasts, quite tasty, satisfying, but monotonous, the same thing. Walking to the sea in a straight line takes 10-15 minutes slowly. In general, it is fine, pleasant staff, convenient location, there is a temple across the street. The cost is certainly too high.

We just recently returned from vacation. We had a rest with two families, one at the start, the other in the arena (which is much more expensive). I think that the price tag for these hotels is unrealistically high. There is no cleaning in the rooms, breakfast is also about nothing, the sea is not the first line. The rooms in the arena are just big and spacious, but at the start they are small and smell damp. The only plus is a good location, but!.. there are many other wonderful hotels in the center of Pitsunda, which are much cheaper and closer to the sea. I am delighted with nature itself, not with the hotel!!!
