The nature is beautiful, the courtyard at the houses is good, the sea is close, the beach is spacious and there are not many people. These were all the pros, then about the cons. The houses are bad - rotten wood on the floor, covered with old dirty carpet, the furniture began to be updated - they put a new wardrobe and a table, but this does not save the situation since the sofa and beds are also old and dirty.
There is no TV, Wi-Fi does not work, it is impossible to connect to it, there are no sockets at the beds, at the sofa too. There is only an outlet for a refrigerator, an air conditioner and one practically behind the closet, which is not convenient to use. Phones and all gadgets need to be charged at night, the quest was saved only by powerbank. The air conditioner works with a sound like a plane taking off (and then there's the question of cleaning this oldest air conditioner, does it happen). In this place, you either need to update everything, or put a much lower price for accommodation, since there are much better options for 5,000 per day.

We have just returned from this boarding house.
The only advantage of this boarding house is its location.
The weather was great, the sea was beautiful, the entrance to the sea was gentle. And the proximity of the houses to the beach.
That's where all the positive things end.
The houses have antique furniture, a terrible dirty sofa on the ground floor with traces of blood.There are two beds on the second floor, and the shape of the ceiling is made in the shape of a coffin lid, it seems that you sleep in a double coffin. There is no kettle in the house and you have to run to the dining room for boiling water.
The dining room offers comprehensive meals at an expensive price, the food does not match the price and quality.
In two weeks, the bed linen has never been changed.
In short, the boarding house is only for very unassuming guests.

Plus only one .it is located next to the sea. The furniture in the houses is killed, the mattresses are torn, the shower along with the toilet bowl on the walls are cribbed on both sides. There is no teapot, no tea set, no knife, no spoon. The houses are not cleaned. The dining room is not clear for whom. The time is inconvenient. Breakfast at 9.00 am lunch at 14.00 pm dinner at 17.00.open only an hour. There is nowhere to go nearby, there are no cafes and restaurants. There is one more or less dining room, but the menu is not large and after 3 days you have to eat the same thing. There is more or less one store. The sewage outlet is not far from the beach. One day I watched as the whole sea near the beach was in garbage. We will divide the house in half with an ordinary wooden wall, there is no noise, you can hear an ordinary conversation. The price of 5 rubles per day is not worth it. I do not advise you to come here.

We had a rest at the end of March together with our daughter. We really liked it!!! The location is magical right on the beach. Falling asleep to the sound of waves, and waking up to see seascapes with dolphins right out of the window, is priceless!!! A wide coastline, an equipped beach with a bar complements the comfort. The well-maintained territory with a variety of exotic plants and beautiful flowers is pleasing to the eye. Rooms... no - this is a cozy two-storey house with everything you need (air conditioning, refrigerator, shower, bathroom, chair, clean bed, towels, soap, toilet paper, if it's cool they give you a heater, there is a microwave in the kitchen, etc.). There is its own terrace, laundry and iron. There are gazebos, barbecues, benches on the territory. Breakfast is included, lunch and dinner are available for an additional fee. The hostess is charming, pleasant, always happy to help and the administrator is a real support in a foreign country. The city center is easily accessible in 10 minutes by taxi or public transport. Across the street there is a great store with food, coffee, drinks, alcohol and an excellent assortment. There is a pizzeria tent 100 meters away. There are Kyndyg thermal springs not far away, 30 kilometers away, you can arrange a transfer of 400 rubles. round trip ticket 300 rubles. sooo recommend, it works wonders of healing!!! Also, a lot of excursions are very exciting. I didn't want to leave, I dream of returning to this place! I definitely recommend it, especially for such ridiculous money, a lot of fun!!!

Проживали на базе с 5 по 9 октября 2024, дальше не выдержали и съехали, хотя изначально по своей наивности оплатили сразу за целую неделю 7*2600=18200 рублей.
Плюс - море в 100 метрах.
Минусы - это собачий приют, а не пансионат. Выходишь из домика - на тебя уже глядят 8-10 голодных собачьих глаз, куда бы ты не пошел по территории - обязательно в сопровождении 3-8 собак, которые грызутся между собой, того и гляди, что укусят.
Мы принципиально не подкармливали, иначе свора соберется уже больше 20 собак.
На пляже тоже без собак никак, там их ещё больше собирается, окружают людей большими стаями и тут уж надеяться только на волю случая - загрызут или нет, один велосипедист с женщиной долго в их окружении стояли.
Ночью спать невозможно от собачьего лая и воя. Думали, что это будет продолжаться всего одни-двое суток, но после четвертой ночи уже сил не было это терпеть. Это не отдых, а каторга - постоянно невыспавшийся со злым настроением, поэтому приняли решение съехать в другое место.
Владелец "собачьего притона" не отвечает за свои слова, накануне вечером вошел в положение и сказал, что не проблема, деньги за непрожитое время вернёт, но утром повел себя по-другому, совершенно не по-мужски и начал сначала вообще зажимать всю сумму за оставшиеся три ночи, а это 7800 рублей, но после переговоров кое как отдал половину. При этом ладно бы все номера были нарасхват и он мог потерять чью-то бронь и возможность заселения других клиентов, но из 60-ти домиков от силы было занято всего 4-5 штук.

A vacation for the unassuming and non-social people. This year, 2023 decided to repeat, but Abkhazia sharply raised prices. If last year the cost of the house was 1800, then this year it is 3500. Under the same conditions, the offer is no longer interesting.

I had a rest at the end of August this year. A good place to relax with a family or a modest company. The houses are cozy, although at first there was a mess and I got a room with not very good repair and without some amenities, but the next day we were moved to a neighboring house, where everything was fine. I am pleased with the proximity to the beach and most of the amenities on site. Across the street there are two shops with quite ordinary prices. True, it's scary to cross the road, there is no traffic light and the pedestrian crossing itself is located at a turn where cars rush non-stop, so also with minimal pedestrian visibility.
I don't know if it's always like this or only at certain periods, but the downside was the presence of horses that stood right in front of the numbers. And it's a pity for the animals themselves, passers-by are scared away, so also under the scorching sun on a leash, and once during a thunderstorm one of the horses was struck by lightning (it seems it hit the tree to which he was tied, and then the discharge reached the horse itself). So vacationers have to put up with piles of manure under the windows. This is half the trouble, because at least sometimes they clean up horse business on the territory. But in the evenings the animals were taken out for a walk on the beach, where the stinking piles lay all the time and did not get away from the word at all. It is not very pleasant, walking to the beach in the morning in a wonderful mood, to stumble upon such a surprise scattered almost all over the beach.
Otherwise, I recommend it. Good room rates, friendly staff.

A rather modest breakfast with a not small cost of 300 rubles.The breakfast buffet includes tea, sandwiches and porridge.Some days there were sausages or eggs or cottage cheese.I was very far from the classic buffet in other countries where I was.If you eat, I advise you to take it without breakfast because there is a shop nearby and you can also make sandwiches with tea yourself.And on the way to the store there is a cafe gazebo, where hospitable housewives are always present and will feed you deliciously.
And a huge disadvantage is that people from all the nearby hotels go to the beach.We had a house on the central alley and watched as tourists from other people's hotels walked along this alley to the beach.The owners of the hotel allow it themselves and I don't understand what's wrong with that.
P.S Shop and cafe are located at the bus stop, leaving the hotel on the right and before the railway crossing to the pedestrian crossing

For the second year in a row, we rested at the Kyalasur boarding house. Very friendly staff! Everyone is smiling and welcoming! Special thanks to the administrator Gunda - he will explain everything and show you what kind of coffee he makes! Special thanks to the girls from the dining room, where the food is delicious! The beach is sandy, and this is not often found on the Black Sea, garbage and stones are collected after rare storms. The territory is fenced. It takes 5 minutes to get to Sukhum. A wonderful place! This boarding house almost spoiled the impression of Sukhum and the whole of Abkhazia as well.
We were vacationing with a family of 4 people. I am with my husband and two teenage children. We had 4 days in total. A couple of days of shopping, and a couple of days of excursions.
When we entered Abkhazia, love happened😅 The scenery is incredible!
The trip from home to the destination took 12.5 hours. Everyone was very tired, but they were in anticipation of the beautiful. In general, the photos in the advertisement of the boarding house were quite normal. Modest private wooden houses with RENOVATION☝️ What I initially noticed (the site shows old houses with a terrible palace, which is unacceptable to me, because it is completely unhygienic from my point of view). There are nice tiles on the floor, a modern sofa, a soft ottoman. It's not bad👌🏻The admin sends a list of amenities, including TV, Internet (which is very important to stay in touch, don't you agree?), beautiful access to the beach, sandy beach, everything is fine at first glance.
And what we see when we check in...
To begin with, when we check in, a man approaches the admins with a "strange" request, but does not voice it until we leave. We will find out about this later...
Our house at number 64 (remember this number, and avoid it) is significantly different from the photo in the ad, or rather it is the same old house from 2015 without repair. With that creepy stained palace, the floor is a board with slits through which you can see the ground. A spotted sofa. Immediately, everything stopped in the shower. I see my husband's displeased face, the children are not happy at all, everyone is in a depressed state. Everyone's mood is from 0 to 10- minus 1. There were thoughts to move out and look for something else (it is clear that nothing sensible can be found).
Next, the following troubles are clarified.
It's not a house, it's half a house. That is, the exit is on both sides, and there is a thin wall between you through which you can talk😅 My husband said what kind of dressing room is this🙈
The door to the toilet/shower is worn out, it did not close at all! Only my husband got used to it. By lifting the entire door, it latched with a reinforced twist of the handle. And only he opened and closed the toilet door for everyone🤦🏻♀️This door has exhausted everyone's nerves. On the third day of torment, we agreed to fix it.
There was also no TV in the cabin. In principle, it is not needed, BUT, shouldn't it be? So let it be. On the second day, the TV was not brought. People were being evicted nearby, and my husband took the TV from there himself🥲 On the third day, the admin said that her husband would be here today, fix the door, bring a TV, and also set up WI-FI, WHICH is NOT AVAILABLE (on the 3rd day of our 4). We found the TV, but because there was no Internet, the administrator's husband found 4 pock-marked channels, which then disappeared. The hell with the TV, turned it off forever. On the account of the wifi. The admin said find a network on the territory of the boarding house, and it will catch in the room. Her husband, which is logical, said that the network does not reach us, it will not be, excuse me, we decided not to fix the door, because there was one day left, and I was not comfortable being alone with a man for an unknown amount of time because at that moment my husband left.
We spent 2 thousand on a SIM card to keep in touch via WhatsApp, (maybe a divorce, but a fact).
There was a basin that was offered for washing, but now we know what it's really for🥹

By the way, the sand is the beach, the entrance to the sea is pebbles. We were looking for the sand entrance, but that's okay. In the sea, everyone got high, rested, bought up. But there is one "BUT" ... I will explain later.
There is a cafe nearby, the food is quite tasty, beer, everything is fine👌🏻Rent of sun beds/umbrellas-100rubles, rent of sap-500rubles/hour. The sunsets are beautiful!The sea is blue and clear.
There is a restaurant "Kyalasur" on site. I wanted to try something national, but there was nothing. Pizza, French fries, pickle, fried trout, baked salmon-delicious. The pork pan is so-so-the dogs said thank you, ajapsndal-burned to the pan.
In general, we will stretch it to 4.
By the way, on the third day, the neighbors said that breakfast was free, but we already gave up on it, we didn't even specify.
"BUT" lies in the fact that on the second night, I turn off the air conditioner, open the window upstairs at the children's to breathe the sea air, go downstairs, and feel a wild stench, sorry, Mr. ovnishcha. An unbearable stench. That night we were soaked through with this G. aries. In the morning, children get up vomiting. The basin helps out a lot, it would be good if there were two of them. My husband and I are still a cucumber. The third day-the excursions were naturally covered with a copper basin. Hope for the last day. Everyone's mood is -5. To the right of the boarding house, a drain pipe flows out, with seemingly clear water (with a smell), apparently settled, because of which you will not feel the smell of the sea. The photo shows that this is a direct exit from the house to the beach, and immediately a pipe.
And that was exactly what the man's "strange" request was about - to return the money, because the sea stinks. The money was not returned to him.
There are guesses that that night the entire sedimentary "charm" of the
Pharmacy was lowered into the sea in 20 minutes. By taxi-800 rubles.
On the fourth day, the children clearly did not recover. My daughter is sick of the "smell" of the sea, she sits in the room for the second day. We decide to go to the embankment of Sukhum to see at least something.
The embankment is magnificent. Eucalyptus trees are amazing in size, palm trees, flowers! Delight! A drop of satisfaction on this vacation🥲 We had dinner at the Chegem restaurant. Be careful, the photo of the dishes on the menu creates the illusion of small portions😂We ate too much with my husband. The children went on hunger strike, which is natural.
Result. To the question -"how did you go to the sea", the children answer terribly 😢 We confirm😔
We drove so much to have a great rest, without adventures in the form of rotavirus. Swim in the vaunted clean sea of Abkhazia, breathe in the fresh sea air. As a result, everything was ruined. Housing, sea, smell, mood, relationships (because I found this place, I was also to blame, it was a shame to tears on the first day🥹Then there was humility.)
We left earlier at 14 o'clock, before the scheduled departure time. My husband was looking for a secluded place along the way. I got off with nausea and abdominal discomfort.
Look at the satellite map, you can clearly see these drains there.
Will we return to Abkhazia? Probably yes. Will we return to this place? Not for any money!!

I had a rest in August of the 23rd year, I got a house at number 48, close to the exit to the beach. Everything worked in the house without problems: shower, TV, refrigerator. All that was missing was an electric kettle, there was one large plate and three glasses, and there was also soap. Cleaning was carried out every three days and a new roll of paper was left. A big minus for the Wi-Fi, very weak and not always there, could be absent for a day.
I only had breakfast in the dining room, they were no frills. Porridge is milk oatmeal, millet or semolina, millet porridge was completely liquid, I only ate oatmeal. There was also bread, jam, sausage, cheese, butter. Sometimes they gave boiled eggs, cottage cheese with sour cream or boiled sausages. To drink milk, tea bags of Lisma, coffee 3 in 1 and jelly in bags, there was a chopped lemon separately. I didn't like the woman who served there, she was rude. I also didn't like the fact that there is no air conditioner or fan in the dining room.
The beach is sand, pebbles in places, the water is clean. There is a net for playing volleyball. There is a bar and a cafe.
The city is 15 minutes away by minibus, there are a couple of shops across the street.
In the end, I liked it, I would come there again to rest.

I had a rest at this boarding house in September 2022. I really liked it. The sea is nearby, the area is clean. The sea view is simply gorgeous, especially in the evening. We were provided with a great house next to the sea. The territory of the boarding house is very beautiful, there is a dining room where they cook very tasty, especially I liked the Soup grub. Very hospitable girls work in the dining room. There is also a restaurant where you can relax and order anything. Abkhazia is the country of my soul. The pension is located 50 meters from the Black sea. Each guest is greeted by the administrator of the Gunda. A wonderful woman, special thanks to her. I want to say that if someone rushes here, then do not wait for a 5-star hotel. There are separate, two-storey, small houses in Kyalasur. Inside 100% of the USSR, but the owner has changed and beauty is gradually being restored in the houses. One thing I can say is that if you want peace, quiet, and sparsely populated, then you are here. Yes, the territory has a dining room, a cafe, there is a rental of sun loungers, umbrellas, etc. The beach is sandy, the sea is always clean.

A great place to relax with friends and family!!!!It is always clean and cozy, there is a gorgeous sandy beach nearby.The rooms have everything you need to stay.On the 2nd floor there are 2 beds, on the ground floor there is a sofa, a TV and a shower with toilet.There are entertainment facilities for children.I love this place for its silence and its beach.We would have done a little more work with the kitchen and there would have been no price at all!!!!

The only advantage is the location. The base is located right on the beach. We had a rest in July 2023. The houses were very tired, the toilet door was open and it wouldn't close. There is also a shower in the toilet, but the floor screed is so poorly made that no level was observed. Therefore, after taking a shower there is a huge puddle. They barely knocked out their own bed linen. And all this for 6,600 per day. There is a dining room, but for a C grade. If you want to drink tea, go to the reception, there may still be some water in the thermopod, but it's not a fact that it's open there in principle. There is a big problem with the Internet. In general, I do not recommend it.

We listened to their laughter and mats... as well as the construction site, which began at 7 a.m.! The beach is dirty after the rain, so no one cleaned it up! A lot of sticks and trees and plastic were thrown from the river..and so he lay on the shore! There is a volleyball net, but the playground is covered in rocks and sticks..No one was playing! The canteen didn't work, they didn't have enough people! The house is not worth your money! The laundry was not drying because the ropes were in the bushes! There was one trash bag and 4 toilet papers! There were bed linen and towels! We vacuumed ourselves, passing the vacuum cleaner from house to house! The beach is sandy, sand is everywhere ... there is a river nearby, the water has been cold because of it!of the advantages, only the sea is very close!

Located in a quiet place in Abkhazia! The staff is responsive, friendly, they always meet vacationers halfway, they will always prompt and help!
The staff of the canteen cook very well!
The rooms are clean, cleaned, bed linen is changed!
The beach is private, there are no superfluous people! There is a swimming pool, though not a big one. The children were happy to swim there!

Advantages: location near the sea, nature, clean sea.
Cons: dirty beach, a lot of dogs on the territory that were shitting on the beach. The refrigerator worked only at night, it was constantly turned off during the day, the air conditioner could not cope with the temperature in the house during the day, it was very stuffy in the house during the day.
There is no kettle or mugs.
Sun beds and umbrellas are paid for 100 rubles.
For such a state of houses and equipment, the prices for accommodation are too high!
There is a dining room and a cafe on the territory, we ate in the cafe as there is lunch +-500 rubles per person in the dining room. And not really in the cafe, cutlets from semi-finished products.
The center is 10 minutes away by minibus.
Delicious and not expensive pizza at the entrance to the boarding house.
Delicious Sukhumi beer.
I repeat, the only plus is that the sea is nearby!

The impression is terribly creepy, the houses just suck, dirty, no room cleaning is done daily, as they say on the website, comfort is completely absent from the word, of all that is necessary for a comfortable stay, only a tiny refrigerator, two sockets for the whole house, there was an iron, but it was taken away three days later and not brought back. There is no toilet paper or soap in the shower combined with the bathroom. Wash only a small basin, just a drip!!! Sand is carried from the shoes into the house, there is nothing to remove it with. No breakfast is included in the room rate, they are lying. The food is poor, from the word at all. The lights are constantly going out. One plus point - the beach is nearby and that's it. Next to the boarding house, the pipe from which sewage waste is dumped daily, the smell is just tin. Not a vacation, but it sucks!!!!!

There is a great cafe on the territory, the head of Milan, a friendly girl. In the evenings there is music in the cafe, you can dance.

Boarding house for a solid four. I reduce the score for garbage on the beach and the presence of stones on the volleyball court. The net is stretched, but you will not be able to play, as there are large stones lying on the sand. Another point is that the boarding house's website declares deck chairs for free, but in fact you have to pay 100 rubles. So, this may come as an unpleasant surprise to someone. The staff is friendly. The sea is beautiful and clean. I will recommend the boarding house.

A budget vacation spot. The perfect location right on the beach. There is a bus stop nearby, you can easily go to Sukhum. Sandy beach. For picky tourists. It's simple, but everything is there. In order for the room (house) to be cleaned or towels changed, you need to ask the maid, but this did not bother us.
Breakfast is not very conveniently organized, so we had breakfast in another place. And so - there is a restaurant with delicious food on site

Good location, on the beach with a sandy beach. There are sun beds and umbrellas (for a fee), a playground (old style), a children's pool.
The houses are three-piece, the toilet is poorly fixed, the tile is broken and moves away from the floor. The air conditioning is only on the second floor, if you come together, then it's normal, if you suffocate more on the first floor, a lot of water is constantly forming in the refrigerator, wi-fi is very weak, constantly disappears, barely pulls messengers, and then if you go outside.
There is a cafe on site where you can have breakfast, lunch and dinner. There is a restaurant, but they cook sooooo long, you can wait for an order for more than an hour!
There are bus stops, shops, and a pizzeria nearby.
At night you can hear the sea roaring)

A great place to relax with children. Excellent sandy beach on the territory, lots of greenery, located outside the city. A house for a couple or a family, a shower, a toilet in the room, there is no kitchen, but there is a refrigerator. The bus stop is nearby, the city is five minutes away.
Of the minuses- the locals who are allowed to enter the territory (brother, matchmaker) and in alcoholism, first they share a banquet, and then they swear and threaten drunken vacationers(who are also not comme il faut and forget that they are not at home, and not alone). It was scary to sleep a couple of times.
Improve the security and operation of the checkpoint!!! This is the main wish.
