In my opinion, this is the best hotel in Pitsunda. We have been coming here for three years in a row. I fell in love at first sight when I saw these Chalet-style houses. It is an atmosphere of nature and comfort. Panoramic floor-to-ceiling windows are the best thing that could be thought of for a hotel located on a mountain with such a magnificent view of the sea.
Positive:
1. Beautiful houses, interior, well-groomed territory, good repair.
2. Maintenance. Since this year, we have taken up the service. I would have given a minus for our previous trips. Now the attentive and polite staff, everything is on time, everything is very tasty, overall good service, which is rare for Abkhazia.
3. Silence. There is no resort fuss and night festivities. But at the same time it is not a remote place, if you want to take a walk, you can get to the center
in 5-10 minutes.
4. Veranda. Even in the heat, there is always a breeze and comfort. You can always take a walk from your room to the veranda, order something delicious, work with your laptop (Wi-Fi is available), read a book or just admire the awesome sea view 😎
Cons: we've been vacationing here for three years in a row, and still haven't identified it))
The only thing is if after such reviews there are many people who want to come there, and one day they will tell us "sorry, there are no available rooms" 😃
But I hope this doesn't happen.)

It's a good hotel, I liked it.
Among the obvious advantages: responsive and courteous staff, modern furnishings, its own fenced and equipped territory, a cafe with a simple but high-quality kitchen and a beautiful veranda, from which a magnificent view of the sea opens in the evening. Breakfast is included (this is a huge plus). Regular cleaning of rooms.
From what some visitors might not like (it didn't bother me specifically): it takes about 10 minutes to walk to the beach, but at the same time there are regular flights on the hotel beach-mobile. Since the hotel is located within the village, you can meet cows and traces of their vital activity along the way, in the morning you can wake up to the crowing of roosters and the mooing of cows.

The guest house has large rooms, very spacious and beautiful. I would like to add some shelves (or a closet) for things in a large room, well, hooks and shelves for accessories in the shower. Overall, a good impression: beautiful territory, has its own restaurant with breakfasts and dinners. A huge plus is the customer orientation of the staff, they react and solve any issue very quickly. There is an electric car that carries you to the beach and back according to the schedule. This is a big plus, as it's a long way from the hotel to the beach. Thanks to the driver of the electric car: he never let me down, always took me and arrived at the appointed time. In general, Swallow is a pleasant place with a good territory and species characteristics, it is especially pleasant to observe the views from the restaurant, since the hotel is located on a hill. An adequate price tag, we were in high season and the prices for a family room seemed quite marketable. It's worth coming here again and recommending it to your friends

Positive:Cool, new hotel. Delicious, gorgeous sea view, terrace and delicious food , electric car takes you to the sea.
Cons: cleaning in the room and in the building.
There was one photo of the room on the islet website (a spacious room with a sea view), but in fact they gave a completely different one, on the other side. I had to pay extra and take an improved one to the sea side.
I RECOMMEND that the hotel sort out the room stock and pricing policy.
Because expectation and reality do not coincide, and someone can really ruin their vacation.

The rooms are spacious, panoramic Windows, wonderful view, air conditioning, refrigerator, comfortable bed, pillows and blanket were asked for - additionally given)) The breakfasts are quite decent. To the sea 10 minutes on foot, you can drive a cool car according to the schedule)) All the passers-by were jealous)) There is a restaurant with a barbecue. There are two grocery stores nearby.

A wonderful place, I left with a feeling as if I was leaving my home. Friendly and courteous staff, helpful people, comfortable rooms with fresh renovation and of course a gorgeous view from the hotel😍 all necessary amenities are present, daily cleaning, breakfasts were included in the price, you can eat at the restaurant for a fee, the Internet disappeared a couple of times, but not for long. There were no problems with water and light. The sea is 15-20 minutes away at a calm pace, which was not a problem for me personally, but the hotel has a shuttle service that takes you and picks you up from the beach several times a day. The streets are quiet, calm, a good option for those who want to get away from the hustle and bustle.

Of the cons. The first and most unpleasant thing is cleaning. More precisely, it does not exist. They only clean the trash can here and that's it. The girls pretend to clean up, but in fact they have never cleaned our room in 5 days. And even after the remark, nothing has changed. Initially, upon entering the room, it seemed to us that the room was dirty. But then we decided that it was just our imagination and didn't say anything. But then 2 days later, we realized that they were not removing the word at all.
And yes, we have clarified what is included in the cleaning, it is as standard everywhere. Dust, floors, replacement of dirty dishes, change of towels and bed linen. For 5 days, none of this was done in the room.
The second is the wasps. It is impossible to eat in the restaurant during the day. The husband was bitten, the girl was bitten at breakfast right in front of us.After that, they went to have breakfast in the room. The problem is not solved in any way.
One of the advantages that should have been a car to the beach. In all the time we've been here, we've never seen her drive.It seemed that she was standing just for show.
Washing clothes. As we understood, they wash here without any means, but just in water. Although they charged us 700 rubles....Things were left dirty.
In general, we do not recommend it, there are a lot of good reviews, personally we do not understand why 🤷🏻♀️

This is the second time we've been here. The rooms were clearly refreshed. High ceilings, beautiful views, peace and quiet. A very responsive girl Svetlana at the reception, we were with a moody baby who was also ill, all our requests were fulfilled, they helped in everything and met us halfway. We were very cordially welcomed, everything was shown and told. An electric car takes hotel guests to the beach, conveniently. There is enough in the room - a kettle, soap dishes, towels, a TV with smart TV, it was important for us. The only thing worth paying attention to is cleaning, and when we stopped by under the bed and on the nightstands there was dust and crumbs, but we didn't bother anyone anymore, it's not critical. In general, this is a solid five for the region. Oh, yes, a very tasty salad with shrimp and avocado)

Not a bad hotel. The room is clean, cleaning every day, linen change every 4 days or on request. The interior of the room fully corresponded to the photos on the Island and on the hotel's website. Plumbing, air conditioning, wifi - normal. A good boiler, Underfloor heating, heated towel rail. We didn't need a TV, but for the sake of interest, I turned it on and found that the Internet set-top box was so slow that it was almost impossible to use it, and the remote control from the TV itself did not work. But it didn't matter to us. The hotel is located 15 minutes from the beach (you will need to walk the same distance to the sandy beach). According to the schedule, a multi-seat electric car goes back and forth several times a day. On the territory of the hotel there is a restaurant with a sea view, where in the morning you can come for breakfast (buffet) or order a la carte at any time. After a few days, both the breakfasts and the menu will be served, but the area is full of establishments for different tastes.

Great hotel!!!!!!!! The sea is 5 minutes away at a brisk pace. An electric car drives from the hotel to the beach according to the schedule, but we never used it, we walked on foot. The hotel is located at an altitude, the view from the balcony is very beautiful. The rooms are spacious with panoramic windows! Cleaning was done every day. Air conditioning in every room. The staff is very friendly, you feel like an important guest)))) The cuisine in the hotel is very tasty!!! It's a pleasure to spend time in the cafe at the hotel! The Swallow Hotel has a beautiful view of Pitsunda, but keep in mind that the beach is 20 minutes away. The hotel has an electric car that will pick you up and drop you off according to the schedule. The territory has Parking for cars, a Playground. The hotel offers free breakfast to residents and a restaurant is open.
Room 27 is in need of cosmetic repairs. It is advisable to update the mattress, the springs are noticeable. The TV, although it is not needed on vacation, but it is advisable to either hang it closer or move the bed.
There are chairs on the balcony, but no table.
The cleaning is very superficial. Cosmetics are not replenished during cleaning. The problem that arose after cleaning the room by the staff, leaving the keys behind the door on the bedside table, was shocking, but was settled by the administrator- Elmira in the form of a compliment -champagne. Pets are allowed in the hotel. Towels are provided for the beach.
The management needs to refine the service, for such a pricing policy. Carefully check the staff who are hired.

My husband and I went to Abkhazia for the first time, from Belarus by car. From September 2 to September 12, we rested in Ldzaa. Back in June, we booked a room in Swallow for August. But because of the work, it had to be postponed to September. It was moved to us, but they gave us a different room, a little more expensive.
So, we arrived, the receptionists met us. Very polite, it was nice.
They showed me a room that was completely ready to move in. The air conditioner was turned on, it was cool!
The room is great. Big one!!! The renovation is fresh, the furniture is new. A comfortable bed, there is a sofa. Wardrobe, bedside tables, refrigerator, chest of drawers, chairs, TV... Everything is good. There are roller blinds and blackout on the window. The Windows are panoramic, the view from the mountain to the sea. It's magical!
The bathroom has underfloor heating. We turned it off, and it's so hot. However, the heated towel rail did not work and there is not enough basin to wash the change...
You can order a wash, 300 rubles, the ironed will be returned. But it's more for big things.
Breakfast is included in the price. It is served at 8.30. Very good breakfast! There is porridge, eggs or omelette, sliced, baked goods, vegetables, sausages and so on. Tea, coffee, milk. Everyone had enough of everything.
There is also a restaurant, you can order a la carte throughout the day. 3 times we took a frying pan, flatbread, camembert and other dishes. Delicious.
An electric car goes to the beach. But we didn't ride it, we walked on our own. Everything is fine there, from the hill. Going back is more difficult. Get ready, there is a steep climb to the hotel. But never mind, it's charging. We knew this would happen, it's not a minus for the hotel.
The territory is good. There are tables and benches. You can eat your own food right in the restaurant on the terrace or outside at a table. We had dinner a couple of times, it was great. View of Pitsunda, Ldzaa, lights. Beauty!
The territory is closed, a fence, gates. The cars are also guest cars, very convenient. Sometimes cows and shaggy goats came. Very nice!
As for cleaning, it is here on request and unobtrusive, I would say. It could have been a little better. For example, wipe the floors every 2 days, since the sand is still worn.
Overall, Swallow is a great place. In September, all rooms are occupied, which indicates popularity. I would come back here again!!!!

We just returned from a mini-vacation. I liked everything very much. Most of the rooms in the hotel have been renovated. Since we were among the first to stay, we were kindly shown various rooms. Everything is clean and tidy everywhere. It is located a little far from the sea, but this is more a plus than a minus. since here you can enjoy the beautiful nature from the window. There is a cafe on site, the prices are acceptable and the food is delicious. Hookah lovers can also please themselves and choose a variety of tobacco. There is also breakfast for an additional cost. The rooms have towels, shower facilities and a hairdryer, as well as a kettle and tea with sugar in the room.
Thanks to the receptionist and the kitchen for the warm welcome, we will definitely come back again.

The beach is a 15-minute walk at a leisurely pace, but they also carry a limousine in an electric car, the only thing that spoils the impression is the road to the beach itself, it is not very picturesque. And there is no shadow on it. There is only 150 meters to climb up the hill to the hotel itself. The houses are wooden, we had a room on the 2nd floor with a view. The room has the most necessary things - a bed, a wardrobe, a refrigerator, a wardrobe, a bedside table, a bathroom. The room is large, with a large balcony. The restaurant prepares breakfasts, lunches and dinners, we liked everything, a great view terrace to eat, there is a microwave. The dining room at the hotel closes in the first week of September, but there are 3 Uzbek outlets on the beach with sooo delicious chebureks, pilaf, etc.You can wash your clothes for a fee, there is no washing machine in the room. The staff is very pleasant, friendly and helpful. From the center of Pitsunda, about 3 km away, you can take a taxi - 250 rubles there, 300 back. We went once and were glad that we stayed in swallow and not in Pitsunda. We ordered a rare excursion (7 lakes) through the reception, everything worked 100% - we arrived as agreed, took us where we wanted. The reception made sure that we were picked up. The prices for excursions are the same everywhere, but it is somehow more reliable for us through the hotel. The photos on the hotel's website correspond to reality

I really liked the rest in SWALLOW, peace and quiet. The view is gorgeous, if we gather next year, then only here. The staff is friendly and helpful. Everything is clean and well maintained. The air conditioning and wi-fi work perfectly. Evenings on the terrace are generally above all praise. We were going for peace and we got it. The food in the cafe is delicious, if you order in advance, then there are no problems at all. To walk to the sea at a leisurely pace for 10 minutes, it did not cause any problems, but if it is really hard, then an electric car carries with a breeze. In general, I put a solid 5!!!

Outwardly, everything seems to be fine, but there are nuances. The rooms themselves are no longer the first freshness. Water depends on electricity. And since we were caught in a period of heavy rains and flooding, the electricity was constantly cut off. The hotel has its own generator, but it was turned off at night. There are also problems with the Internet, so I had to buy a local SIM card. The kitchen is its own and seems to be good, but the menu is very meager, although there is a small variety on the site. It was only on the first day of arrival that we got to freshly baked pancakes for breakfast, and then we were given heated ones only from the refrigerator. And it's unclear why, but they didn't tell us anything about the living conditions. The administrator had to tell at what hours breakfast / lunch / dinner, how to order food, when to change clothes, how to drive an electric car to the beach, where to get an iron, how to wash clothes, etc. They went and found out what and how, the feeling that they had not checked into a hotel, but rented a room in a private house. One of the advantages from our room was a very beautiful view of the sea. The dining room is under a canopy, well ventilated and also with a beautiful view of the sea. The staff is not rude, responsive, but does not seem to be involved in their work.

Tranfer to the sea the electric car is going or not going. It's a very long walk to the sea. In the hotel, meals are prepared for sooooo expensive. They feel sorry for the money to buy a generator. The lights are turned off almost every day, there is no Internet, you can not go to the toilet, the pumps do not work, the rooms are decently equipped. The houses are wooden, any neighbor's fart can be heard well, on the first floor neighbors walk on their heads from the second because of wooden floors

The administrator Marina, a very friendly, interesting woman, greeted us as dear guests, despite the extremely late hour of arrival, we were fed a full-fledged delicious dinner, settled in. We specified what we would have for breakfast and what time to set the table. One of the rooms did not have a curtain on the window, which caused a little discomfort, since the morning in Abkhazia was earlier and very bright, we asked to install a curtain and we were immediately moved to another room of the same class. I don't recommend a terrible hotel to anyone! Especially the food!!! If there are more than 3 people in the restaurant, you can wait for hours for food. The kitchen is completely out of control. You write the order on a piece of paper what you want, and they bring something COMPLETELY different! If coffee, then without milk, if you order cheesecakes, which are always not on the menu, with sour cream, they bring condensed milk! Breakfast of 2 eggs and just coffee can be waited for 50 minutes and be sure - they will bring the wrong thing.
About the hotel itself: the shower cabin is all broken, the shower is flowing from all sides. It is difficult to sleep on a mattress, the bed will hold together with any movement. The lack of light is a feature of Abkhazia and the hotel itself.
Abkhazia itself is beautiful! We will definitely return, but definitely not to this hotel.

The electric car runs "practically" according to the schedule, it is very far to the sea on foot, and when you agree to leave the sea at 12.00, according to the schedule, and it passes by at 11.50 already to the hotel - it is very sad to walk in the heat with the children. It is useless to talk and swear, the Tajik driver is not indignant, and the administration does not react. The food is delicious in the dining room, two adult women cook, the price is not something that bites, but you can leave without pants chop- ala French style meat without side dish - 400 rubles. scrambled eggs from 2 eggs and EVERYTHING-150 rubles. the hotel is a complex of wooden houses in the amount of 5 pcs. If you are "lucky" to live on the ground floor, then you will hear not only how they walk on the second floor, but also how and what they talk about, and when the children settled above us...................
We bought a watermelon, sent the eldest son for a knife to the miracle cooks, and one of them tells him - leave a deposit of 5000!!!!!!!! What kind of hospitality is this? Wi-Fi works well when there is light. they turn off every other day from 5.00 and up always in different ways and, accordingly, there is no water in the toilet, Wi-Fi, air conditioning and breakfast, And they really feel sorry for the money to buy a generator. The rooms have certainly seen life . Everything is broken in the shower, about mattresses ........ at every turn of yourself and the people living with you, you wake up at night from a creak. There are dryers in front of the room, everyone seems to have their own, but someone will always hang their underpants on your dryer.

The number is not worth your money. The furniture is tired and shabby. The mattress is soft, collapsing. If you arrive in the dark, it is not so easy to find the check-in. Upon check-in, we were told that the custom kitchen was open until 21.00, as a result, they could not feed at 20.30. They also tried to hang a boat and beer on us at the check-out, which we did not order.
Of the advantages: view, conde, 7-10 minutes walk to the sea, normal wi-fi.

We had a family vacation in July 2022.
On the positive side, I can only mention the view of the sea from the room. Otherwise, the advantages are over:
1. Service. There are very few maintenance staff. No one cleans the outdoor terrace at all. All the tables are dirty, there are mountains of garbage and empty bottles behind the counter.
2. The format of the work is not clear: neither a hotel nor a guest house. They try to do a little bit here and there. As a result, it turns out that they are not customer-oriented. There is always a paid laundress at the hotel where you hand over your laundry and then they return it to you. There is a shared washing machine at the guest house where you wash yourself with your own detergent. They wanted to do laundry here, but they just almost sent us, saying we have a change of tenants and we need to wash our own.
3. They knew about the problems with the light in Abkhazia right away, so when booking they immediately asked if there was a diesel generator in case of a power outage. They said it was there. In fact, it is old and in order to turn it on, some uncle must come, who is not constantly on the territory of the hotel. There will be no light in your room anyway.

5. Kitchen. There are no comments on the quality of the dishes. The chefs are trying their best. The price of the dishes is higher than in nearby cafes/canteens. You can have a great breakfast 2 times cheaper on the way to the beach near the Lemon Hotel. It is necessary to clean the tables after yourself or after others to sit down to eat with your family, since there is no staff who has to do all this.
6. There are no mosquito nets on the windows in the rooms. At night, you either sleep in stuffiness or stubbornly fight mosquitoes.
7. The TV did not work during our stay and there is no smart TV.
8. In the evening, there is nothing for both an adult and a child to do on the territory. There is a small playground in a tired condition. We went to the nearest hotels, they have a swing with lights there.

A good hotel, why not great, because I managed to stay there in two rooms and in a triple and double. The triple room was suitable for us, as there were two adults and two children. Everything seems to be fine, but the water dripping from the ceiling a couple of times, to put it mildly, strained us. The Internet is generally terrible, so we used a local SIM card. The maid girls are great, they will wash everything, clean up, change the bed and towels. Many people scolded the restaurant, but I was relatively satisfied with everything, although my husband was constantly drinking. It was possible to go to the sea and from the sea by electric car, but the schedule was not suitable for us, we like to sleep in the morning). And so everything was not bad, we would have come again, but we got used to choosing something new for a vacation every time. Guys, if you are not unoccupied celestials, then this is a good hotel for Abkhazia-I recommend it!

I was in the Swallow - everything is on the level ! I always stop for a vacation at the fish factory - the cleanest sea in Abkhazia! Near Pitsunda , about 5 km away - It is noteworthy , there is a boxwood grove nearby ! It must be seen!

The rooms are average, the price tag is 4200 for a double room, I think it's not very cheap (with a balcony, stained glass windows, rested from 3 to 7 August 2022). The rooms looked much more attractive in the photo. It's without power. The room is dirty, the tiles have fallen off somewhere, the dust has been badly wiped somewhere... The overall condition of the room is not pleasant. There is a non-refrigerator in the room, however there is no microwave and no kettle!!! It's very inconvenient. That is, to drink tea or coffee sutra, you need to buy a diluted cappuccino from them for 150 rubles (a small cup) or a kettle of tea for 150 rubles. On the positive side: delicious pancakes with cottage cheese, jam and boats are also delicious. There is free parking on site, a shuttle service to the sea (although we did not use it), friendly staff. Therefore, 4 stars! The photo shows the view from the window.

When the Swallow was new, it was probably good, but that's not for sure.
The furniture is shabby, the walls require painting. They are no longer very white. There are ants in the room.
There is an action in the hotel: the longer you live, the less often and worse they clean. During the last cleaning, the room was simply changed, not even washed, towels were not changed. We spent half an hour looking for a responsible person to ask about the quality of cleaning.
Breakfast is an hour away! At the same time, cold pancakes are served. Not even warmed up. For dinner, the child asked for fried potatoes - they waited an hour! There are not enough staff - but why this should be a problem for guests is unclear.
Pillows and mattresses are worn out so much that every day they woke up with a sore head, because it felt like the head was sinking below the trunk. The bed linen is stained.
One star to the administrator of Elle. They asked about cottage cheese for breakfast, she said she would try to bring it. And she did bring it. Thank you.
In general, if you decide to go to Abkhazia, it is better to change your mind. Housing is unreasonably expensive. The prices in the cafe are lower than in Russia, but the quality and service are not even worth the money

The expanses and views pacify the city heads, clogged with vain thoughts and noise.
If you want to go to the sea, which is visible from the window, they will take you. Is free.
If you want to eat, they will feed you. I'd like it for free too.

There is plenty of room for cars.

The houses are clean and cozy. The view is beautiful. But this Russian people will always make terrible things out of the beautiful....
