Good location, good quality of construction, the house is warm, unlike many Batumi new buildings, it was built thoroughly. Clean, low (relatively) rental price. The sea is a real 5 minutes walk away, near the metro City shopping center with a grocery supermarket. Since most of the apartment owners are Slavs or Poles, the common areas of the house are maintained in good condition.
One of the disadvantages is one elevator, but in principle it won't take long to wait.
