It is listed as 5*, but the stars are small, Thai. The beach is not big but cozy, the pools are clean, there is enough space for everyone. The staff is friendly, the rooms are well cleaned. The breakfasts are great, but it's better to arrive early. Of the disadvantages, the deposit is 2000 baht, but no one checked the number at the time of delivery, the money was returned. It's a long way from the center, but you can walk to the city along the beach, along the coast, which greatly reduces time and effort on the road. Room layout... I have the impression that whoever designed the hotel didn't think about tourists. It's strange, for example, you open the front door, with a tight door closer, and you rest against the corner of the closet. But it's a matter of habit, you can survive a week. And of course, it's time to update it and wash it where it is not washed. But in any case, the impression remained positive.

We had a rest in the second half of March 2025. In short, I liked almost everything. We booked 2 rooms: Superior and Club Suite. It was assumed that children (11 and 17 years old) would live in the Superior, and we, the parents, would live in the Club Suite. As a result, we were given 2 Club Suites, but both turned out to be without the promised microwaves))) We were so pleased that the rooms were next door (and we were already checking in closer to 22 hours) that we didn't argue. Building 1, floor 1, rooms 1110 and 1108.
The rooms are nice and cozy, but there is some cluelessness. So, there are no sockets near the bed – it's already very strange. The toilet/bathroom is behind the glass door from the bedroom. It's not comme il faut somehow. And other little things. Mattresses, pillows, and bed linen are comfortable, and you sleep well. The air conditioners are quite noisy, but you can turn them on in the "living room", open the door to the bedroom – it cools down enough. Buildings 1 and 2 (only on the ground floor) have a special feature – something like a mini–pool on the balconies. The depth is just above the knee, the water is clean and pleasant (I'm attaching the video) At first I liked it – you're sitting, the water is in front of you… But during our entire stay, no one has ever cleaned this water. Bottom line: it has become impossible to sit on the balcony, especially in the evening – there are a lot of mosquitoes and other midges living on the surface of the water. I don't know how often cleaning is provided, but you either need to clean more often, or breed frogs to eat all these evil spirits))).
Upon arrival, they give you a memo (attached). The mini bar is free, but only once upon arrival (when nothing was found on the second day, I specifically checked at the reception). Breakfast items. Of course, if you try everything you have on the first day, then everything will be the same on the second day. Maybe that's why someone calls them monotonous. Actually, the breakfasts are great.
2 free transfers per day – at 2 p.m. and 6 p.m. to terminal 21. From there, respectively, you can also leave for free at 14:15 and 18:15. You do not need to book in advance, there is no full house.
About how to get to civilization on foot. You leave the main entrance/exit and walk straight ahead. On the right will be the CLUB ROYAL. You turn right after it onto a spacious path (bikes sometimes ride along it). If it's evening, you can grab a flashlight from the room. But there are also sensor lights along the path. I walked at an average pace to the street where there is life (massages, exchangers, market, shops) in 8 minutes. The second way. To go to the beach, if you face the sea, then on the left (immediately behind the Modus) there is the BLUE DRAGON club at the Cliff Hotel. You walk through his (Cliff's) territory to the entrance/exit and literally 100 meters along this exit – and you're already on the same street. It goes out a little faster. I don't know how much such walks comply with the rules of the Cliff Hotel, but no one has ever stopped us. By the way, we had dinner at this BLUE DRAGON once – the prices are also high, just like in Modus, but it's more active somehow: illumination, live music, lots of people, design tricks.
The sea is near the hotel. Not bad. It's better than downtown, better than Jomtien. You can't compare it with the islands, of course. We went kayaking – it was fun, I liked it. A pontoon appeared on one day of our stay, which is also great. The pool with a cooler bar is always in the shade. The rest are very warm. The bar is open every day, but only in the evening. You can swim to the buoys when it gets dark – the Temple of Truth is illuminated, a very pleasant sight.
We went to the islands. To get to the pier by taxi – 100-120 baht. By boat to the island – 30 baht per person (approximately 30 minutes on the way). There's also a tuk-tuk to the right beach. Also 30 baht from the nose. An hour and a half in one direction. We went to the Ball, Tien, Sama. Baloo seemed the worst of all. There are a lot of motor cars, they stink, and for some reason they drive around the bathing area. After lunch, the tide was out, it became impossible to swim – only sharp stones. Then there was the oil slick. It's kind of small, half a meter in diameter, but all the vacationers got involved, and they smashed the sand all over the beach. I used to scrub myself with sand to get clean. There were waves on the Beach itself – I don't know if I was lucky or always like this, but all the children were delighted! On Tien, the water is calm, the most transparent of the three.
We went to the water parks, both of them. I'm with the kids, my husband is sly, I stayed at the hotel))) Both are cool. If you plan to visit only one and you are a frequent visitor to water parks in general, then I would recommend Columbia – it is not quite ordinary, and there are non-standard slides. If the water park is a rare entertainment for you, then the Ramayana is a vast territory, lots of slides, entertainment, but everything is quite standard (but this does not mean that it is bad). I recommend that you master the trip service.The room is also actively advertised at Bangkok Airport. Tickets are cheaper, you can pay with a Russian card. But. The language must be English. The Russian language has a different functionality. With the same service, you can go to mini Siam, and to the aquarium – many places.
Food delivery apps (Grab, Panda food) were downloaded for testing. They arrive quickly, but they brought a very small pizza for 300 baht – it turned out to be expensive.
A lot of Thais come by car on weekends, it's better not to be at the hotel at this time and have breakfast early.
There were 2 unpleasant moments. 1. I saw a cockroach running across an empty table at breakfast. 2. We came to breakfast on Saturday at 9:30, a lot of people. They asked me to wait. Then another Thai family came. As soon as the place became vacant, they were invited first, not us. Such unprofessional behavior is abhorrent.
I wanted to lower my grade for this, but a week later, upon arrival, I "felt" my feelings - only the positive comes up. Okay, I guess I won't)))

Never choose this hotel. It's not 5 or even 4 stars. Stories about their own beach are their wet dreams, sunbeds and towels to hug and cry, the sea is dirty to the point of outrage. The size of the beach is about 2-3 m wide and in length it is good if there are 100 meters. The pool is cold and 20 meters at most. But these are all small things. There are super "suites" there - without a balcony and without windows. I'm not kidding. They tried to sell me that. The windows on the outside are sealed with a film with a pattern and do not open. We had a rest in late March, early April 2024. The tickets were bought independently, therefore the hotel was booked too. The choice fell on Modus Beachfront Resort, as on the right dates on request it was one of several hotels for a reasonable price. The advantages include the location of the beach - it is quiet and calm, there are no waves and wind. You can enter the water on pontoons and jump from them. On the beach, only visitors to the hotel and those who bought an entrance there (a residential complex with condominiums). In general, there are almost no guests during the week - also a plus, the hotel is empty and quiet. The locals come over for the weekend. The staff's friendliness is definitely there. There are always a lot of sun beds, both on the beach and by the pools.
Beach towels can be taken as many times as you want during the day. You just write down how much and when you took it and when you returned it. No need to carry them to the room and they are always clean :)
I would take the disadvantages of the fact that due to the tides there are many small shells and stones on the beach. Broken glass is also found - but here, as people themselves relate to the beach, so it turns out. The disadvantage is that the hotel does not clean the beach. You can just walk with a rake and it will be better.
Also, many sun beds are already in unusable condition, but the hotel does not change them. It is not very comfortable to lie down, but there is always something to climb in.
About the water in the pools. There were reviews that she was blooming. We stayed at the hotel for 11 days and the filters were constantly working there, and the water was partially drained and re-recruited. The water has always been clear. Yes, there were flowers and leaves from the trees floating in it, but the water itself was clean. They are cleaned of garbage once every couple of days, more than the hotel guests themselves clean:(
The food is good, but monotonous. There are always vegetables, eggs, yoghurts and fruits. Ice cream is also available! Coffee machine, tea, juices, cocoa. The reviews also complain that there are no cafes nearby and taxis are far away. Guys, a taxi will always come to you, just call Bolt. The hotel has (almost) wi-fi everywhere, go anywhere much cheaper than you will be offered on the street.
Also, TWICE a day you will be taken to the Terminal 21 shopping center for free - at 14 and 18 o'clock. Information is available at the parking counter. You can also take a taxi back, 50-80 baht, there is Internet, call.
We booked a hotel with breakfast and dinner - a la carte dinner at the restaurant, coupons are given out. Food is expensive there without them. We never needed lunch. Dinners for 10 evenings are boring, but there is plenty to choose from. You can generally ask for something else, they usually agree.
In the room, we had a CLUB SUITE, a corridor (sink, 6 plates, 2 cups, 2 glasses and a couple of spoons), a living room with a sofa, a work area and a TV, a bedroom and a bathroom (shower, large bathtub and two sinks, toilet). All rooms are in a row. Plus a balcony with two sun beds. Two air conditioners in the room, do not blow on you when you sleep.
There is a microwave in the kitchen, but it didn't work for us - the outlets are disconnected. Also, if you turn off the light in the living room, then the light in the bathroom and bedroom did not work. Yes, it's a complete game, but they like it.
Water - a liter per day per room for free. This is a tin, considering that in Thailand there are many places where they give you water for free. Shops are nearby, we only needed 3 cans for 10 nights.
Therefore, I can conclude that the hotel is an oddity for 5 stars and I would refund part of its cost for the joints that were revealed in the hotel. But they are satisfied with everything. What you don't show them is OK, we'll fix it, goodbye :)
In any case, it's better than the party hotels in the center of Pattaya. There is almost no music playing here and the beach is quiet. I can recommend it, but keep in mind that something will still be wrong.

We are not the first in Thailand. I can't even tell you how many times we've been there in the last 13 years. So we read the reviews and went to this hotel. 1. We have something to compare it with. 2. We are absolutely not whimsical and knowing Thai, we do not expect anything there. And so the story goes. We arrived on 14.04 at 6 a.m. Check-in from 14.00 OK, we did not expect early check-in. At the reception they said they were ready to pay extra for earlier check-in, but Thais and Thais do not need money for that)) let me remind you that the hotel assigned itself 5 stars. They asked for water and reluctantly gave 2 bottles for four. There were 2 adults and 2 children. But for some reason they stubbornly wrote that there were 3 of us and they gave us 3 bottles of water a day and then we were like, whatever we buy ourselves. As a result, we were settled at 11 a.m. thanks to them for that. And now the room... was settled in a dirty room, you can't walk on the floor without slippers because your feet will be black. They were given 3 towels, or rather, as they were given, the maid just rolled up the same ones. The bed linen was not changed and it was initially stained. They have breakfast until 10.30, but if you come after 9.00, as we did, then you will not have much to have breakfast. We are not whimsical people, we only spent the night in the room. But when these "wonderful people" also decided to take money from us, I did not remain silent. They decided to pin their stains on us. They say my daughter (she is 6 years old for a minute) ruined their sheets and sofa by describing it all. By the way, they asked for an extra bed, they said there was nowhere to put it, although the bed should have been, we paid extra for it and as a result, my children slept together on the couch. The children are 6 and 15 years old, a boy and a girl. So, going back to the ruined sheets. The bed linen was initially stained and they decided that we should pay them for it. Anex tour (you guys are also so-so) did not react in any way, like, wait for them to contact you and all that. As a result, we solved the problem ourselves. Fortunately, I had all the videos and photos of the rooms and in what condition it was. Reluctantly, everything was canceled. But on the day of departure, after returning the deposit, they remembered about it again and did not want to give us our suitcases. And the joke is that we grabbed the suitcase where our new 12 pairs of sneakers were))) they weren't interested in the suitcase with the clothes, and in vain there were also new clothes from normal stores. I showed you everything again. All the correspondence with them and all the photos and they had to retreat. Honestly, I've never written reviews about Tai in my life, but it just boiled over. So spoil our whole impression of the rest and the atmosphere. After all, we were traveling specifically for the Thai New Year. Their pools are so-so and they are also not particularly cleaned. The only advantage of this hotel is its beach. But you can get to the beach of this hotel without staying in this place. And by the way, it's not a hotel at all, it's a condo where people have their own apartments. And when, before departure, I read reviews like this for bad reviews, well, the guys for the first time in Tae do not know that this is the norm. But here we just got ourselves. And I wouldn't write this review if they hadn't tried to get me divorced for money. Will we go to Tai again? Definitely! We love this country with all our heart. Will we recommend this place? Definitely not! There you can give a maximum of 2 stars and those only for their beach. The Thais were fucked up and we were fucked up by the Russians, that's not very pleasant to admit, but it's a fact. I hope this hotel still reads the comments here and reacts somehow. Although I will not be lazy and I will write bad reviews to them everywhere. In general, we do not recommend the hotel at all. We came to rest for the first time in Thailand. They settled in quickly. Near the hotel, the grounds and the room are dirty, everything is tired. Since I was vacationing here for the first time, I thought that this was the norm for this country, since my friends said before the trip that it was a little dirty in the city. The next day, when we met with the guide, we learned that this was not the norm. Two families who flew with us immediately wrote complaints about dirt and they were moved for money to rooms of a higher class. However, the money was later refunded when the complaint came from the tour operator. We told them that we had the same thing and 3 days later we were also relocated. Throughout the rest, all tourists wrote complaints about the service. I don't understand how there are positive reviews here, apparently for the money. The hotel was still undergoing renovation. There is no music, only punches on the street and in the hotel. The workers repaired the pool without going down the water. In general, the guests and the workers bathed together in a cement mortar. The windows of the room are covered with film, it is not realistic to open it, there is no place to dry clothes. From the hotel to the main street where you can take a tuk here, you need to walk 1.5 km, and then back again. There are no shops or makashnits nearby. The fact that you can leave in a separate minibus was found out by accident, I got tired of going back and forth all day for lunch, dinner and see the city. The cleaning in the room is tolerable, but shampoo, gel, toothpaste need to go and ask at the reception every time. The breakfasts are the same every morning, no variety, although 1 time the chicken was rotten. Getting anywhere from this hotel is a constant quest. I found one plus here, it's my own beach, moderately clean, there are few people.
The existing cafe at the hotel is expensive, and the pool bar has never been opened. The territory of the hotel is very small. A 5-star hotel does not pull anywhere, at best 3. If you are going for emotions, then settle closer to the Terminal 21 shopping center or the Center shopping center. From them it will be convenient for you to get to the islands and around them in the evening passing various festivals.

The hotel is 2-3 stars (far from 5!), rooms are cleaned every day, the staff is friendly, the breakfasts are delicious (good products, everything is fresh), the sea is very close, the hotel itself is isolated, water bottles are placed every day, 10-15 minutes to the nearest store, near the Temple of Truth (1 km), private a beach with sun beds (we were in February 2023, there was enough for everyone, there were few people), towels are given out. It takes 30-40 minutes to walk to Terminal 21 shopping center (or taxi:) There's all the traffic.
We got a free sightseeing tour, and went to Bangkok 2 times with an excursion from a tour operator.
The pool and rooms are asking for repairs, the beach was poorly cleaned, the sea was dirty during the day.

A 3* hotel, and those are a stretch! It can be used as an overnight stay, a very small area. It is located on the outskirts, a small pool with dirty water! Complete lack of service! If you overslept breakfast, you will wait more than one hour for an order at the cafe! There are dirty dishes in the restaurant! Dirty beach, garbage everywhere, sun beds have fallen into disrepair. The nearest shop is a 20-minute walk away.
