We had a family vacation for a whole month, rented a small house and a separate one with its own kitchen. It's been a great month! The houses are comfortable, all appliances are serviceable, there is everything you need and even more. The house with its own kitchen is very comfortable, we were with two children
(1 year and 4 years), a spacious refrigerator, stove, microwave, kettle , a full set of dishes and other utensils, we are there ourselves, without neighbors, a full-fledged turnkey house! It's much more comfortable than cooking and eating in the shared kitchen! We rested in May, so it sometimes rained, there was a warm floor in the house, a heater, it does not flood in the yard, there were no puddles, the canopy does not leak, even in slushy weather it is cozy here. The air and the view are gorgeous, we looked at the mountains every day, this complex has the best view of the mountains. It was spacious, clean, I didn't want to leave, we wanted to extend it for another month, but it had already been booked earlier, so I had to move to another place, to a "communal" kitchen, and the comfort level became noticeably lower, they remembered our house with their territory with a kind word)
The sea is 150 meters away, as the first line, 3 minutes on foot to the water itself. The beach is pebbly, sparsely populated, there is no trade, the water is clean, entering the sea on stones, but without surprises in the form of large boulders or pits.
To the center and infrastructure on foot in 20 minutes, to the embankment of the reserve on foot in 30 minutes, there are many options for roads to the center: through the beach, along the main road, you can walk to the cypress alley and through the reserve walk to the bay of Pitsunda, where the embankment and candles.
Taxi 150-200₽, arrives very quickly.
We bought food at the Olymp store, there is a vegetable and meat store nearby. The prices are good, the products are fresh.
We would like to highlight the hospitality and responsiveness of Rustam, the owner of the houses, as a separate point. Always in touch, any issue is resolved at the moment, a very friendly and pleasant person. Believe me, we passed half a second when we were looking for an extension of housing, and we did not meet such owners as Rustam! The most honest and hospitable, treated with local compotes, jam, etc. It is easy to communicate, everything can be agreed upon, we have the best impressions left, we plan to return again for a long time.
The location, equipment and functionality of the houses, the sea, the attitude - all 10 out of 10. We did not find any disadvantages, only words of gratitude for the attentive attitude to the guests and comfort!

A cool place, everything is convenient, good modern houses from the cons inside the territory, terrible kitchen! The wild Beach is 400m from the houses, it's very fast to go to it, but there is also a minus very large pebbles it's hard to go in!

We vacationed with our family in January 2023, took a house with a separate kitchen, the territory is quite extensive, guests do not interfere with each other. I liked the rooms, there were no problems.The sea is a few minutes away, the beach is always practically empty. The city is also just around the corner, but if you are with an infant, it is better to rent a car, of course. We were extremely pleased with this hotel and with the rest too.

We rest in this place for the second time. Very quiet, cozy place. The rooms are well renovated. The beach is nearby, and very not crowded even in season. But there is no infrastructure on the beach. Someone may be a minus, we like it.

We rested from 17.07 to 07/31/2022. We stopped at Rustam's. A great two-family house, the room is super, large, cozy, clean. The territory is clean and well maintained. The sea is a 2-minute walk away. Rustam is in touch all the time, the kind and helpful owner of this beautiful house. We were satisfied with the rest. We didn't find any flaws, and we weren't looking for a vacation!

It's a wonderful place. One of the hostesses is Rita, a very hospitable woman. The houses are clean, bright, everything is comfortable. The sea is 2 minutes away across the road and a picturesque forest belt, the air smells of the sea and eucalyptus. We had a rest together with my husband. There were few people on the beach, we liked it. It's not noisy. We had lunch in Pitsunda. I recommend. 👍🐳💞

An amazing place to relax, very cozy, clean, 2 minutes walk to the sea through a wonderful boxwood grove. The owner, Rustam, at our request, met and settled in early in the morning, for which I thank him very much. If you still happen to visit Abkhazia, then we will stop here again))

We were completely delighted with the rest!
Excellent location, spacious room with a fresh and stylish renovation!
There is a good parking lot.
Kitchen, with everything you need.
It's a minute to the beach through a wonderful grove.
Dolphins are very common.
The city center is 10 minutes on foot, it is better to go through the beach, the road is longer for a couple of minutes, but more picturesque)
There are a lot of cafes with good and delicious cuisine)

Nice house. Fresh renovation. Double bed, sofa, TV. A very small table, it is not convenient to eat on it, two chairs, also not for home, but for sun loungers. The kitchen is 40 meters away, for several owners. A set of pots, pans, dishes is quite sufficient, but the set itself is just no, an old-fashioned cabinet for glasses and a homemade lower cabinet. But the territory of the yard is neat, well-groomed, beautiful. Persimmon with ripe fruits, a barbecue on the side with a set of skewers and gratings. Considering the devastation of Abkhazia, it is above average.

We rested in this place, everything is more than worthy!!! Very hospitable host Rustam. High-quality repairs in the houses, fine bed linen, a summer kitchen with dishes and accessories. The beach is a couple of minutes walk through a boxwood grove. The city is a couple of minutes away by car. We will definitely come again!!!

SunSet is a cottage in Abkhazia by the sea, just a fairy tale. A wonderful place houses for two owners 2 rooms , a bedroom with a large bed , air conditioning and a living room with a large sofa ,modern wall , TV , Internet that catches everywhere. The bathroom has a shower . There is a shared kitchen on the street where there is ; a large refrigerator , a washing machine , a 4-burner stove , a microwave oven and a variety of dishes . The sea is 3 minutes away across the road and the forest is 300 meters away. The beach is everything , wide and deserted ( the most important thing ) the sunset is good and the clear water is a fairy tale . Dolphins came every day . There are a lot of paths along the beach to the central beach. We bought groceries at the market and took a taxi for 100 rubles for 5 minutes . We had a rest from September 8-15 . Thanks to this house and its helpful owner, Rustam will tell you everything and advise you everything. I wish prosperity to this house , I 'll be back for sure 😉

We live in this house now. In fact, it is a Duplex with a symmetrical arrangement of rooms. There are only two such houses on a 20-acre plot, so you will have a maximum of three neighbors..
The house and its interior are new, all furniture and condition of the premises are brand new.
Excellent bed and bedding. There is a cozy corner with a sofa in the living room. There is a refrigerator and everything you need to have breakfast without leaving home.
The bathroom and shower correspond to a 4-star hotel.
The location is extremely convenient, 10 minutes walk to Pitsunda itself, 3 minutes to the beach. Taxi to any place in Pitsunda is 100 rubles fixed price ...
The beach is wide and completely empty, there is a zone nearby favored by nudists since the Soviet era, but they pile up separately and do not spoil the rest for those who do not like it ...
The excellent owner of this duplex, a responsive and modern businessman, will help you with any questions. By the way, he has an excellent Green Bean coffee shop in the center of Pitsunda near the market, where you should definitely look..
In general, I don't think anyone here might NOT like it....For example, we enjoyed a pampered vacation in Europe, Asia and Florida here very much...thanks to the Coronavirus...
