We had a rest in August 2024. There is a pleasant warm feeling about the hotel, cozy, comfortable, calm.
A family-friendly hotel. It is a pity that there is no food except breakfast. The food is designed also for children, which is very noteworthy ..
1. Location. The location of the hotel is just wonderful :The time to the beach is 5-10 minutes, which depends on the speed of movement, and then 10 minutes is the time of the promenade.. the market, supermarket, pharmacy are all within walking distance of 5-10 minutes walk.
The veranda in the heat is just a salvation ...
The veranda with tables is just wonderful: in the evening, when the child is in bed, you can get comfortable with wine, cheese, olives and fruits on the veranda ... almost Mediterranean ...
2. Service. All family members put 5 out of 5. It is not inferior in comparison with a boxwood grove. The only difference is the lack of a private beach and a more pleasant price than in Boxwood. Cleaning, attention, food are all very decent.
3. Audibility. if the neighbors are horses and elephants in any hotel, you will hear them.
4. Construction site. Over time, watching the abandoned construction site turned out to be not so abandoned...It cannot be said that the work was in full swing, but the workers were busy...

The guest house "Abkhazian Manor" left me with the most pleasant impressions. The cozy rooms, friendly staff and excellent service have created an atmosphere of comfort and hospitality. The location of the guest house is also pleased that it is not far to go to the beach. The food was delicious and varied. I was very pleased with my stay at the Abkhazian Manor and I can confidently recommend this guest house for vacationers.

Everything is fine, thank you very much. The sea and the market are nearby, the stops are close. Air conditioning, hair dryer, refrigerator, kettle, iron at the reception. Audibility didn't bother us at all, we were so exhausted that we slept soundly. Decent rooms with air conditioning. On one side there is a view of the mountains, on the other - the sea. The room has a small refrigerator, wardrobe, TV. Each room has a shower room with a toilet. The hotel has WiFi. Breakfast is only in the summer season, very simple, but hearty and unlimited (buffet): sausages, pasta, vegetables, cheese, porridges, pancakes, pastries, tea, coffee, etc. In the courtyard of the family, a corner for children "with a climbing wall", very clean, in flowers. I have been coming here for the 3rd time in autumn, spring, and summer. There is no swimming pool on the territory, it is not necessary, 5 minutes walk to the sea. I recommend.

This is our most wonderful vacation! We had a rest in the Abkhazian estate from August 24 to August 30, 2022. We are very satisfied! Friendly and courteous staff, good cuisine. The portions are good, even sometimes large :) everything is delicious. The room is comfortable, they put an extra sofa for the children. The room has everything: kettle, refrigerator, air conditioning, TV and Wi-Fi. The view from the terrace to the mountains is awesome! On the next vacation, we decided to go only here and not for a week, but for two or more. Nearby there is a bazaar, a cafe, a dolphinarium. The children were especially happy about this vacation. For those who, like us, arrive by car, there is Parking in the courtyard. We remember this vacation with warmth! Thanks to the Abkhazian estate for the impressions!

We are currently resting in this manor for a period of 21 days from 07/31/2023. During our stay, we got to know many of the staff. A pleasant, sociable, friendly administrator, Sonya, who helped resolve any issue. A wonderful employee, Regina, who put our room in order, is constantly on the move, now she rubs, then washes, then removes the cobwebs with a mop on the balconies, well done in a word. Unfortunately, we were not lucky with the kitchen.An ill-mannered chef (a woman of 26 years old), who served a salad from the chef without any dressing, sliced cucumber salad with dried meat and tried to prove that this was her novelty, despite the fact that there is not even a technological map for this salad. Subsequently, it was found out that these cards do not exist for any dish at all. Apparently, my question about the salad so hurt her "ego" that the word "fool" sounded on my side when she was heading out - that's what I understand parenting. I tried to blame everything on the bartender! Khachapuri was normal. The rudeness of the chef.I would like the management to pay attention to this. I didn't notice the flow of people in the cafe. The chef caught my eye how many times - he went without a uniform, went outside, sat there, then went into the kitchen in the same clothes. Breakfast is included in the price according to the buffet system. We went to it only 3 times, of which we once came across sour buckwheat, another time it was not a fresh vinaigrette, we did not eat there anymore. The rooms are cozy, equipped with everything, everything is as indicated on the website. I recommend staying in this place!!!!

Vacationed in the summer of 2023. Good-natured staff, comfortable room, hearty (the opportunity to eat as much as you need and want) and delicious breakfasts, there is a variety. For a fee (inexpensive), you can have a delicious lunch and dinner. The sea is 10-15 minutes away, for us nearby. Nearby there is a market where you can buy fruits, cheeses, etc. inexpensively. There are many cafes within walking distance, with evening music and so on. We recommend.

Delicious breakfasts, good Internet, the sea is not far away, the rooms are clean and well maintained. Of the cons, this is terrible audibility, everything seems to be happening in the room. There is no balcony as such, the door and window overlook the common corridor from the street, as a result, they could not open the window during the whole vacation, otherwise everyone in the aquarium is looking at you. They were constantly knocking and disturbing in the room, waking up for breakfast, although maybe they came on vacation to sleep it off and decide for themselves whether to go to breakfast or not

It's a wonderful place. The staff is friendly. The administrator Sonya is competent and responsive in all matters. The water is hot, the light was turned off for 10 days for a maximum of 15 minutes. We had a rest from July 9 to July 19 with two families. The rooms were nearby, for which special thanks. There is a gazebo on the street with running water and an outlet where you can spend the evening with a glass of wine. There is also a playground - children are not bored. The gates are closed at night, which is not superfluous for families with children. The rooms are cleaned regularly. Pyaterochka is a 4-minute walk away. The market is 5 minutes away. The sea is 6 minutes away. The sea is clean, there are cafes. The building of the guest house is entirely made of log cabins. There is a large parking lot.
Of the comments, probably only the dishes were cold and the rooms were still better to choose with a view of the mountains..

I'll start with the pros, since there are more of them: they were warmly welcomed, the administrator Sofia is a very pleasant, smiling girl, throughout the rest she did her job perfectly, helped, advised, quickly solved all requests from vacationers. If you arrived earlier, you can leave your things and go for a walk. We were checked in ahead of schedule as soon as the room was prepared.
The room is spacious and cozy, everything you need to relax is there: a comfortable bed, TV, Internet, toilet and shower, hairdryer, liquid soap, towels, kettle, refrigerator. The cost for August is very reasonable. The room was cleaned every 3 days. They cleaned up the garbage every day. In general, things are good with cleanliness there.
There is a small territory of its own, it is guarded. There is a summer kitchen with a barbecue in the courtyard, you can sit well in the evening. There are swings and a slide for kids.
Each room has a table and chairs where you can comfortably spend time. There are hangers on the terrace.
Bed linen and towels are changed periodically.
There is a dining room, which is very convenient, since you do not need to look for where to eat. The breakfasts are quite tasty, but monotonous.
Cons: the view from the room is of an abandoned building, but from the other side of the room they look at the mountains... But we were unlucky.
The dining room opens at 8:30, which was a little late for us... They came early once and were met with unkind looks, like what they came so early for... Tasteless meat dishes, we tried everything and didn't like anything.
It takes 10 minutes to walk to the sea, although 4-5 minutes are stated. The passage to the sea is not the most pleasant, there is a smell from the trash, a lot of stray dogs and all kinds of garbage.

There is no sound insulation. The plumbing and bathroom leave much to be desired, the lighting is like in the basement. Very uncomfortable pillows and a mattress were getting out of bed, as if beaten. A full-length mirror was missing.
The breakfasts are so-so, it seems that there is a choice, but the quality of meat products and cheese is not very good. The scrambled eggs are too greasy, everything is in butter.
The price is absolutely not justified.
In general, we will not come any more and we do not recommend it.

We had a vacation here in June 2021. A wonderful place! Friendly staff, clean rooms with everything you need, a nice courtyard. And it's not far to the sea. There are also several cafes and a market nearby. Very convenient! As I understood it, all the rooms are similar: bed, table, refrigerator, wardrobe. The bathroom has a toilet, sink, shower. We went for 2 families, took 2 rooms with mountain views. The view is gorgeous! I advise you! We lived on the 3rd floor and if we stayed at the hotel, we constantly rested on the common veranda. Beauty! The cafe at the hotel is for an amateur, and since our children are picky, we ate in cafes near the market. In the hotel, you can easily wash and iron things, and dry clothes in each room. We enjoyed our vacation here!

We had a rest in August 21. A good, economical hotel. They were well received. We checked in on the 3rd floor, corner room. Even very successfully. We had our own small corner on the terrace where we could sit and relax after an active day. There are stretched clotheslines for drying clothes. Towels are provided, there is a hairdryer, (no soap and fish accessories), refrigerator, TV, air conditioning. There is also a dining room on the 1st floor (a slight inconvenience for those who have a time difference, it works from 8:30, but this is a different criterion for everyone). Bed linen is changed, cleaning is done. 10 minutes walk from the sea. The beach is urban. Prices.... For different wallets. The people are generally friendly, both in the store and in the market. By the way, the market is within walking distance.

The manor is a wooden log cabin (the locals called this location a Log cabin among themselves) with quite cozy rooms with air conditioning, TV, and a small refrigerator. There is a kettle, a hairdryer, beds with good mattresses. July 2021 room cleaning every day, bed linen/towels were changed 1 time during our 12 days stay. The territory is well maintained, the Parking lot is under supervision, 300 meters to the sea, a comfortable sloping path with a bunch of sightseeing points. In the manor itself and nearby there are several canteens where you can eat tasty and inexpensive food (and drink chacha).Take Ossetian pies and trout, you won't regret it!
Of the disadvantages: 1. Noise insulation (or rather its absence), the vital activity of neighboring rooms is audible in the smallest, most intimate details. 2. The smell of sewage in the toilet room,

I took a large portion of carbonara , it seems , but the sauce is liquid and the noodles float like in soup . I didn 't like it ! The noodle soup is thin and the meat is one medium piece , a couple of potatoes and noodles were spared a small portion . The coffee is delicious!

I had a rest in the summer of 2021, hospitable hosts, the sea is nearby, near the central market. The impression is spoiled by the abandoned ruins of residential buildings, there are many of them around. There are several canteens and shops around. It was very annoying that the hotel itself had excellent audibility. The owners did not take care of the noise insulation during the construction. The sounds are all very sonorous. Even the footsteps of people can be heard, which sound like the trampling of a pack of bison. I'm not going anymore!
