They were in September 2024. I really liked the hotel. The staff is cool, explains everything, shows and prompts. The room is nice, clean, everything is there (everything you need from toiletries, there is a kitchenette in the room. There is a kitchen on the floor, a washing machine (powder for one wash is available in the room), an ironing board and an iron. Wonderful view of the city.

Wonderful hotel! I really liked the location - 15 minutes walk to the center, stunning views of the city from the balcony. There are tables, you can put them up and admire)
Friendly and pleasant staff, I arrived late at night, but they met me and helped me lift my suitcase to the second floor. They also helped with the suitcase during the eviction. The receptionist has been in touch with me since the moment of booking, answered all my questions.
The rooms are very clean and cozy, cleaning on request. There is also everything you need - towels, dental kit, shampoo, shower gel.
I am very pleased with the choice of this hotel)

We lived here for almost a week. The rooms are clean, the staff is polite, considerate and always ready to help with all questions. The location of the hotel itself is very good, as it is not far from the center and has beautiful views of Yerevan from both the balcony and the observation deck of the hotel itself. The hotel has its own closed parking lot for 5-6 cars. A taxi from the hotel to the center takes 5-10 minutes, depending on traffic jams, for an average of 700-1300 drams (this is 170-320 rubles). Minuses: 1. for us, it was a very uncomfortable car ride to the hotel along the serpentine uphill. The ascents and turns are quite steep and the road is narrow. You need to carefully drive away from the oncoming traffic. 2. Hindus were settled on the floor with us. As a result, from 07.00 in the morning you will have a terrible smell of cooked food and constant screams from small children. It didn't work out well to sleep and rest. 3. On the penultimate days of our stay, there were interruptions with hot water in our room. There was hot water in another room on the lower floor.

I stayed for one night. Very clean and quiet. Everyone is hospitable and nice. They will always prompt and help. All bedding and bath accessories are clean and smell good. The room has a small kitchen, also clean and comfortable. The view from the window is great.
The air conditioner cools down quickly. There are disposable accessories, a hairdryer, a refrigerator.
The only disadvantage is to get there on foot and if you don't know how to get in correctly, but if you take a taxi there are no problems at all. The city center is 7 minutes away.

The hotel is in touch around the clock. We arrived at 2 a.m. and we didn't need to wake anyone up, they were waiting for us.
Unauthorized entry is prohibited, valuables were quietly left in the room. Everything is under the video.
The rooms are clean, smells good, quiet and peaceful.
There is a very spacious terrace from which everyone drinks coffee in the morning, looking at the waking city..
Since the hotel is on a hill, it's fresher there, better than downstairs.
Walk to the Cascade (center) - half an hour.
A taxi will take you anywhere for 250-350 rubles.
By the way, the usual Yandex works.Taxi with linked Russian cards.
You can go out in the morning and just walk around cultural institutions until the evening. Everything is nearby..
PS - it was especially nice that we were allowed to stay in the room longer than the check-out time, since our plane was late in the evening. You won't find this at large chain hoteliers... it's nice❤

The check-in was a company of 3 people for 7 days. Reading the reviews, we were impressed by the view. And it's true, the view of the city is amazing.
We booked on Booking, the discounts turned out to be very good for Genius.
A clean, cozy room, everything you need for a stay is there. The nuance was that there were three of us and we were given a room with 2 double beds and 1 single bed. But there was also a pull-out sofa, which solved the problem of sleeping separately. Pillows are also important to me, they are high.
There is a separate room with a microwave, ironing board and iron.
Employees help to carry things, and most importantly, no one is allowed on the territory for security reasons. It is important.
A wonderful administrator, Liana, who helped solve problems with calling a taxi and finding the information we needed.
We traveled with an individual guide and traveled around the city by taxi, so we did not use the stairs, about which there are so many comments.
The owners of the guest house listen to the wishes of the guests, and I am sure that soon all the nuances of living will be resolved here. For example, I wanted sun loungers to sunbathe, there is a working Internet on the ground floor.
The hotel is only a year old and I will definitely recommend it to my friends.

Great place! Just super, the view is excellent, the rooms (got to the new floor) still smell of fresh renovation, the furniture is accordingly new, everything is matched in color and style. It's a pleasure to be in the room. Velvet chairs and a sofa are a bomb, now we want to buy the same chairs at home. A nominal fee is charged for early check-in or late check-out. The receptionist Lilia is very pleasant and responsive, she will always help, advise where to go, etc. There is a mini kitchen (perhaps not in all rooms) dishes, disposable slippers and even toothbrushes, you can use a washing machine and dry things on the common veranda on the dryer (clothespins are given) in general, everything is there and a kettle and cups, spoons, forks, a cutting knife.... Maybe something else, I've already forgotten, because there was something missing! About walking to the city center - we didn't try, we took a taxi. The spiral staircase outside the hotel is unsteady, it's a bit steep to go down it.

Very clean! Comfortable kitchenette, hair dryer, refrigerator, TV, air conditioning. A comfortable bed. Walking distance from the center is 25 minutes. The location on the mountain is worth considering. There is no elevator. Thank you for your hospitality!

Good view, large rooms, we were very surprised by the presence of a kitchen, a separate dressing room and a bedroom, a washing machine is located in a separate room, outside the room, but there were no problems with this, good Internet, cozy enough, although it is far to walk, or rather high, but from the hotel you can see the whole city, and sometimes Ararat. The hotel itself is also visible from different parts of the city.
The entrance is a little unkempt, the tiles are overgrown with grass, but the staff is very friendly.
They promised that it would only get better now :)

I am writing an explanatory review in response to three negative comments on December 17th from Alexander, Danny and Artyom.
Yes, we really did not receive our guests on the evening of December 17th, but we had good reasons for that.
Since our guest house is a family-run one, we accept people who come either as a family or alone or in pairs.
I clearly wrote about this in a message before their arrival, the guy who booked said that they were coming for work, they would not make noise / arrange parties and disturb the neighbors!
The reservation was for two adults, but upon arrival there were 3-4 guys, and in addition they smelled of alcohol. We had to refuse them to move in because reputation is more important to us than instant income. But everything was without rudeness , but in an explanatory way .
P.S. You can pay attention that all the negative reviews were left by the guys from this group on the same day and at the same time.
