The room is clean, has its own bathroom, the heater is very powerful, and the room itself is quite large. The kitchen is shared, all necessary utensils are also available. There are rabbits, squirrels, pigeons, and other birds in the yard, which the children really liked. The price is very reasonable when compared with other hotels, probably one of the lowest prices here. In general, the atmosphere is very pleasant, the hosts are kind and helpful! I recommend it!!!

It's an amazing place. A very hospitable host, the whole territory is decorated with exotic flowers, parrots, an excellent outdoor gazebo to eat fruits or chat with guests in the evening. There is a large spacious kitchen where you can take glasses for any drink. And it's not a hostel, it's a guest house. Each room has a bathroom and all amenities individually. There is a SAS FOOD Court nearby, where you can eat almost anything your heart desires. The park, shops, Cascade are within walking distance. Only positive emotions.

Great place! Ashot is a very kind man! Maximum comfort, considering that this is not a five-star hotel. An amazing gazebo. Perhaps the best place in Yerevan.
At the current Yerevan prices for hotels and apartments, it will be very difficult to find something adequate in price and quality, so as not to leave the capital of Armenia without pants. As for this hotel, it will be the best option for tourists with an average room cost of ten thousand drams per nose. It's not a Sheraton or an Ibis, it's better! Three times cheaper. With a good simple breakfast for a reasonable fee. There are many places nearby where food is for every medium-budget taste. There is a selection of fruits and vegetables of much better quality at the market nearby, the prices are normal. A three-minute walk to a large shopping center, where there is a huge grocery store. And transport in all directions is also very good. Practically, this is the center of Yerevan, its residential part without crowds of foreigners.
The host himself is really very courteous and patient with the guests. He can be safely entrusted with the management of the parliament, the Foreign Ministry, or the government - a sensible person!
The room has everything you need. The shower with hot water is serviceable, refrigerator, kettle, air conditioner with heating. The bed linen is clean. African nightingales outside the window.
And as practice shows, you can forget your mobile phones anywhere in the hotel, they will be found and returned, what happened to me there. Imagine yourself in a foreign country completely without communication. When you can't even buy a plane ticket without a phone..

The water in the shower is hot, normal. In cold weather, air conditioning heating is offered, I did not turn it on. A warm bed was enough for me.

Ashot is incredibly hospitable. I met him, told him everything, and often asked if everything was okay. He treated me to wine, compote, berries, and meat. The room was clean. The price corresponds to the quality.
The yard is cozy, but it would be great to add more places in the yard where you can sit.

I found it on a Booking with a high rating and not far from the center. The price for three days was about 5 thousand rubles. I arrived, met Ashot, showed him the room (two beds). There was a smell in the room, as if there was no ventilation and it was cool. The agent turned on the heated ventilator. There is a shower, but it is very weak and barely warm. I went to bed at 00:30 with some apprehension. Tired, I forgot to turn off the light and fell asleep....I woke up at 01:28, I see someone crawling on my arm. Bug su.. ah, I'm fucked up to put it mildly. I jumped up, threw back the blanket and found three more. I shook things out on the street, took a shower with soap three times and went to the owner saying you have bedbugs. He's like Oh-oh-oh, like that and all that. I'm like, give him the money back, I'm leaving. He's like, look at the suite if this is the case, I'm not going to let you go at night. We go into the Suite (normal room) and lo and behold, a hefty cockroach runs across the floor. I say that everything is without options, I'm leaving. He took the money and left. Guys, the house is made of shit and sticks and the partitions are styrofoam. I don't understand how the others live there. I'm just taken away that they also have bedbugs. The next day, I found a lot of bite marks on my back and everything was next to me like a colander. Friends, be careful. Have a good trip to everyone.
