We have been vacationing with our family for the 4th year in Pitsunda and there was nowhere better than in the "Konjaria manor"!
The hostess is very polite, kind and open. She is always happy to tell you places to relax, cafes and offer the best options, she is always interested in the comfort of her guests, how they rested, how they walked and went somewhere. The houses are always clean, the kitchen is large and spacious, everything is available for a comfortable stay.
The site itself with houses is very beautifully equipped, it's great to sit in the evenings and just walk around the territory.
The sea is 10 minutes from the house, the road passes through a cypress alley, a pleasant and lively street.
I am very grateful to everyone who welcomed us so warmly, I want to come back more and more every time!!

For many years now, I have not changed my habit of relaxing in Pitsunda, namely in the Konjaria Estate. And this year is no exception. This is not the first time we have rested in Abkhazia and we always stay in the same place: "Konjariya Manor". The chic, well-groomed territory and stunning flora growing in the courtyard emphasize the subtropical location of the holiday destination. Palm trees, flowers, a four-meter cactus, a walnut, etc. - a direct branch of the "Botanical Garden". Everything you need in the house for living is there: a mini-refrigerator, satellite TV, air conditioning, shower, towels, hairdryer, etc. There is a summer kitchen equipped with dishes. There is an electric and gas stove, a large refrigerator. A huge table with plenty of room for everyone. The security of living is at a high level. There is always one of the owners in the yard during the day, and an Alabai dog takes over at night. There is no contact between vacationers and the dog, he has his own 5* aviary! It takes about 5 minutes to walk to the bluest Black Sea along the Cypress Alley, with numerous shops and cafes. We express our sincere and heartfelt gratitude to the owners of this paradise. They are always friendly and try to help in any matter. This is very encouraging) You can feel the sincere Abkhazian hospitality! We like everything, we relax with pleasure! We love Abkhazia! Konjaria Manor is a wonderful quiet place surrounded by a pine grove near the sea. Here you can relax with family and friends, admiring the rare and beautiful flowers and exotic plants every day. The yard has a very well-groomed territory, cleanliness, a large summer kitchen with a refrigerator, gas and electric stoves, modern dishes, as well as a barbecue area in the yard.The comfortable rooms with wooden verandas are tastefully and lovingly decorated, upholstered in natural wood and equipped with everything you need. Very comfortable beds are made with beautiful linen, there is a hairdryer in the bathroom with shower, as well as a TV, refrigerator, split system, bedside table, wardrobe, coffee table, in general, what is needed for our convenience! And all this is thanks to the wonderful, hospitable and hospitable hosts Madeleine and Alexander, who are always happy to welcome guests and treat them with great respect and attention. Awesome vacation spot, the hostess is just super, the kindest soul person! We rested at the highest level, the room is clean, hot water is not limited, the kitchen is large, all kitchen equipment is available. The whole estate is clean and tidy, the rooms are cozy and very clean.You will be very lucky if you get there. Next year we plan to rest only with Madeleine! We are not considering other options! Many thanks to the owners of this wonderful place, Madeleine and Alexander, who were able to organize comfortable
conditions for all vacationers. Mistress Madeleine asked us every day if everything was okay, if anything was needed, and always fulfilled our requests. The room in which we rested is cozy, with air conditioning, soft comfortable mattresses, and a small refrigerator. But, the owners also allowed to use a large refrigerator in the kitchen. It is very convenient that there are two stoves in the kitchen, gas and electric, because in case of a blackout, you can always cook on a gas stove. I would also like to note the cleanliness in the yard, as well as in the showers and bathrooms. The owners allowed the use of hot and cold water without restrictions, which is not the case for everyone. We rested here for 17 days. We were satisfied with everything. Next year we will come only to Pitsunda, and only to the Konjaria estate.

Tatiana, Leonid and Igor from Omsk vacationed in Pitsunda in August 2023, lived in the Konjaria estate at Madeleine's. I liked everything very much , the hostess is very hospitable, attentive , the living conditions are excellent , clean, cozy.It's not hot in the room. The kitchen is equipped with everything necessary for cooking. Recommend.

I had a rest in August in Pitsunda street.Sadovaya 2 Konjaria manor. A great place, the sea is nearby, the pine forest is nearby, the owners are kind and helpful. We are two families from Naberezhnye Chelny who came to Abkhazia for the first time. And we leave with such sadness. We were surprised by the hospitality and kindness of the hostess. So smart.A well-mannered, decent girl that we are delighted with. Cleanliness is everywhere - in the room, in the kitchen, a large courtyard. You can retire wherever you want.the room is clean, the bed is perfect, there are a lot of dishes in the kitchen, flowers and greenery everywhere in the yard.It's very beautiful and cool. And Madeleine is very literate, speaks beautifully, makes jokes where necessary, makes a remark where necessary, but to the point.thanks to Madeleine for a great vacation, for her kindness, for her hospitality. Dear potential vacationers of this institution! Run away! Get out of this swamp! For 5 thousand rubles, we received:
- cobwebs in the room
- Bugs falling from the ceiling
- dirty mattress pads and bed linen from different sets, like in a nursing home
- sink and mirror in the bathtub with chips and holes, mold and lack of shelves in the shower
- you can't flush papers to the toilet - the bucket is full - take it out yourself
- there is no washing machine - take a basin and a hose, wash with handles yourself
- the Internet? What is this all about? It catches in the shared kitchen and if you manage to stand on the edge of the veranda, standing with your hands up
- a TV that works every other time by great luck
-voltage fluctuations and lack of light
- the interior of the room is like a dressing room in a sauna
- there is no sound insulation. The feeling that the walls are made of a4 sheets, not even cardboard
, it seems to us that the linen is not washed after each guest, but only shaken and ironed, there was also no cleaning in the rooms.
Madeleine is directly the mistress of the poorhouse, a very aggressive, inhospitable, stuffy person, like a warden in prison, will say and will not keep silent, yell and will not pass by.
The only adequate person of the "manor" is Alexander.
After each county, vacationers found something to scold behind their backs and count that someone "stole", "broke", "stained", "dug up" and the like.
For such money, you can relax much better in places where the mood and atmosphere do not depend on the emotional state of the hostess.
Have a good rest, but not in this place!

A great place to stay in Abkhazia. After walking 5-7 minutes along the Cypress Alley, you get to the beach with the purest water. Rooms for every taste and budget are available on site. A hostess with a character, but a fair and sweet woman named Madeleine! The shared kitchen has everything you need. Hot water is constantly and without restrictions. The tap pours the purest water from the well, which can be drunk without fear for tummies. I have been traveling with my family for more than 10 years

We have been vacationing in this place since 2009. We lived in almost all rooms. I liked everything, the hosts are friendly and friendly. The rooms are nice, there is a shared kitchen, a barbecue area. Everything is within walking distance (shops, cafes, market). We like. We will come again this year, we have already booked.

We had a rest at the Kojariya estate in 2022.
At first glance, everything is fine.
It was stated that there was nothing to save, neither electricity nor water. In fact, everything turned out to be different... Madeleine's all-seeing eye will follow you everywhere and if something is wrong, she will shout at the whole yard and make remarks to you. Cleanliness is created by the vacationers themselves. The tiles, both gas and electric, do not work well. To heat the kettle, you need to wait half an hour. As stated, there is no Internet in the rooms, it is only in the shared kitchen. There is no TV, even in a public place. There is no question of a washing machine. To wash, you will be provided with a basin with a hose with hot and cold water, but after a day the hot water will be turned off. As well as to wash up. If they see that you wash 2 times a day, then the water pressure will be reduced, i.e. you will not be able to wash properly. So, this place doesn't even pull 2. There are better places and more friendly hosts. I don't recommend it.
