An excellent inexpensive hotel, the rooms are not bad, the staff is very polite, the breakfasts are good, I especially liked the apricot jam, they say homemade, they willingly believed. It is located in the center, very convenient. I would definitely come again.
The location is in the center. On a quiet street. a 4-storey building with 7 rooms. They only accept cash. But you can check in, and the next day pay / withdraw / exchange. The 3rd time is already here. The staff is very nice, friendly and positive. If you contact us directly, you can get rid of the price for all sorts of wishes, etc. In Armenia, communication is often translated into a plane without intermediaries. Breakfast - omelette/fried eggs, instant coffee/tea. Cheese/sausage/butter. Sour cream, apricot jam, local pastry (previously a pancake with filling was given), salad every other day and pita bread / flatbread. A piece of cottage cheese. It won't get boring in a few days, but it's hard for a week+... delicious and homemade. The rooms are large - consisting of 2 rooms. The room is on the ground floor with a huge sofa in the living room. Everything is generally good, but there are nuances - stone floors, it's cold to walk. There is a shower stall in the bathroom, but it is cold, because there is no heating. When they smoke under the windows, they pull inside (through the door?). All the traffic is outside your door ;) The 2/3 floors are the same spacious, but simpler. And the shower is right on the toilet floor. I've seen this in Stockholm, it's quite unusual and the floor doesn't dry instantly. There are also family rooms, there seems to be a shower. the cabin. The Internet is stable (at least on the ground floor). I'll come again. Thank you for your hospitality.

The rooms are spacious. The staff is very sincere (they helped and prompted in all the difficulties that arose).
The breakfasts are not very varied, but you definitely won't leave hungry.
In the courtyard there is a fruit/vegetable store and just a grocery store, 300 meters away there is a supermarket and an exchange office.
No luck)) In the summer of 2023, the plane was delayed in Milan for 38 hours, one of the three booked nights remained in Yerevan, and the owner of Villa 29 "tore off", there is no other way to say, 18 thousand rubles for one night of stay! He was motivated by the fact that they "kept the room", although we warned about the flight delay. If I were a more experienced traveler, I would just go to another hotel. I haven't seen a single tenant there all the time. The room is located at the very top. It is his photo that is on the hotel card. The photo gallery shows the attitude towards customers and business: the photo was not even turned over for easy viewing (( It was hard for someone tired of the road to lift his suitcase and bags up the spiral staircase. I didn't see any staff, except for the dreary attendant. It is unclear where the "five" grades come from. Everything is very average. The repair is so-so. The TV was not working. I am adding photos of the room left over from last year. There were three advantages: 1 - after payment before check-in, they brought food from "what was", but everything was fresh (cheese, tomatoes, bread), 2 - location in the center and 3 - convenient to get to the airport, the bus stop is very close. I've never been to this hotel a second time. Now I have to change trains in Yerevan on the way back, I'm looking for a more decent hotel. For comparison, I decided to make my first stop in Baku. There, the prices for hotels are more reasonable.
The location is very convenient! The center is nearby and the most important thing is that you can't hear it! The rooms are large and spacious, although a little "tubby", especially the shower cabin and mattress. If you have large suitcases and a room on the 4th floor, then you can only sympathize. The stairs are steep and spiral, but there is no elevator. And breakfast is not at all clear. Only from 8.00. And we had a check-out at 7.10. We didn't even offer any options.

The very center of Yerevan, the very center of the entire tourist hangout. BUT, quietly, we slept at night with the window open and silence. The location is a miracle. Simple but hearty breakfasts, friendly hosts and all staff. Recommended. We were on New Year's Eve.
A very cozy family-run hotel in the city center. 400m to Republic Square, where the Art Gallery and the Museum of the History of Armenia are located. And close to all other museums on foot. This wonderful hotel in the center of Yerevan cannot be overlooked, it is so good! The first time I stayed in a room on the ground floor, it was a little uncomfortable from the proximity of the street and in this regard, the noticeable audibility of everything outside. But the second time I found myself in a room on the 4th floor, and everything was perfect! I must say, there is a lot of space in both rooms! Very spacious! The breakfasts are good, the owners of the hotel are friendly and caring! I definitely recommend it!
A cozy mini-hotel. It is located in the city center. A five-minute walk to the square. There are many good restaurants nearby, Sherep, Caucasian captive. Most importantly, the staff is wonderful! We have been to the hotel several times. They always greet you with a soul!
The kind attitude of the owners. Good living conditions. Delicious breakfasts. All this helped us to have a great few days in Yerevan. It is located in the center of the capital.
We absolutely liked everything, we booked a family room, which included 2 bedrooms and a living room with a fireplace. The weather was fine, the fireplace was not used. The breakfast is very tasty, we liked the salad, we were asked to do it again, the request was granted, which is very pleasant. I would like to thank the hotel staff separately, all our wishes were satisfied and requests were fulfilled.

Excellent hotel, 2 blocks to Republic Square. Delicious breakfasts. Polite, helpful staff. Clean, cozy rooms. Round-the-clock check-in. For the elderly, there is one drawback - 4 floors and no elevator🤔 In general, I really liked it. We plan to come again.

A cozy private hotel in the center of the city. Everything is within walking distance. The central square of the city (Republic Square) is a ten-minute walk away. The owner is Suren, a cool guy :)
