A very beautiful and interestingly conceived hotel. The suite has a panoramic sea view with a huge balcony (3rd floor), spacious. Good showers (except on the 5th floor), air conditioning is working, there is water, refrigerator, kettle, safe, towels, slippers, bathrobes. Daily cleaning +. It is clear, of course, that in some places and some things already need to be repaired, but probably everything will be done with time. The staff is friendly. The territory is small, but very clean and well maintained. The dining room offers three meals a day, and lunch and dinner must be ordered in advance, a certain number of servings are prepared, payment is made upon arrival. I will note separately that the portions are quite decent. Soup is generally a huge plate at all times. Everything is very tasty. Recommendations: I would like to update the dishes and make the plates for the second one bigger, but everything is also very good. The interior is decorated with taste. There is enough space for everyone. There are places on the street. Pleasant music is playing. Special thanks to the staff of the dining room, everyone treats the work and the guests with soul and understanding 👍 The beach is 5 meters from the hotel, about 100 meters long between breakwaters from which you can jump, with sun beds and umbrellas. Everything is cleaned regularly and kept in proper order. Medium and small pebbles. The water is clean, especially in the morning, the sea is calm, after lunch there is usually a small wave. Dolphins often swam in. I plan to come and live/relax there again.

We had a rest with our son from June 27 to July 2, 224. Great hotel. The hotel is small, but very cozy. Lots of greenery, great interior. The beach is clean, there are enough sun beds for everyone, the sea is clean. There are not so many people, no one bothers anyone. Breakfasts are included in the accommodation, standard, but delicious. Lunch and dinner can be ordered in advance. If you want boiled coffee, 100 rubles. The dining room is so cozy, pleasant atmosphere, music, you just relax your soul. Many thanks to the staff Natalia Anatolyevna, always friendly, friendly, will tell you and recommend everything. Alas, I do not know the rest by name, but I want to say thank you to everyone, thanks to you, the rest was wonderful. I definitely recommend this hotel and will definitely return to this amazing place.

A nice pleasant hotel, which is located on the very seashore, has its own beach with sun beds, there are always enough sun beds, air conditioning, safe, cleaning every day, change of towels every three days, the room has a TV, refrigerator, kettle. This is where all its advantages end.
Now about the cons:
1. Although the hotel is by the sea, but on the other side of the hotel there is a road, you can hear not only the noise of the sea, but also the noise of cars. You will not find silence here in the room, only with a closed balcony.
2. The food is very, very modest, like in the old school cafeteria. It's the same for breakfast (porridge, eggs, cheese, cheap tasteless sausage and cheap sausages, thick pancakes). There are no seasonings in the dishes, greens, vegetables, well, I don't understand how they get so tasteless to cook, resting in the mountainous regions of the Caucasus and spending the night in tents, I was fed more delicious in field conditions.
3. The prices for lunch and dinner at the hotel are not cheap, for example, mashed potatoes and meatballs 500 rubles. The barbecue is 700 rubles., it is also made of frozen meat, tasteless. You can only order trout.
4. Rotovirus was picked up by almost everyone in the hotel. And it is not surprising, because a river with sewage flows down next to the beach. In order not to get sick, you need to disinfect yourself with strong drinks. You are allowed to drink your own drinks only in your room, maybe this is a plus.
4. The transfer from the hotel is expensive, it's good that we found a transfer in Russia that is 25% cheaper.
5. If you decide to leave ahead of time, the recalculation will not be done, the money will not be refunded.
6. There are no beach towels, take your own with you.
7. Poor lighting in the bathroom, you wash in semi-darkness. And it's not surprising. After all, our bathroom was the color of the walls of the Lenin mausoleum (the color of red jasper) and a dark burgundy curtain.
My bottom line. This hotel is not worth the money, despite the advantages.
We did not get relaxation and rest here.
Think before you go on vacation to this hotel and even to Abkhazia.
The owner of the hotel needs to work on the food or attract tourists by reducing the price for a stay.
Don't forget to bring another mosquito fumigator with you.

We rested at the Owl in September 2024.
Advantages:
+ on the first coastline
+well-maintained territory
+ the hotel itself is very interesting and beautiful
+private beach with sun loungers and umbrellas
+clean rooms
+cleaning every day
+there are porridges for breakfast (2 types, you can choose)
Cons:
-breakfast (every day the same slicing of sausage, sausage and cheese, the same thick pancakes for 10 days in a row is something!)
-lack of vegetables and fruits (at least a slice of cucumber and tomatoes were added instead of sausage).
No one here expects Turkish all inclusive, but it's elementary to alternate pancakes with cheesecakes, pancakes, it's possible! I consider this disrespectful attitude towards my Guests!
-high prices for lunches and dinners, which can be ordered here in the morning in advance, so most go to lunch and dinner in other canteens and cafes of New Athos.
-disposable shampoos that are provided do not wash well
-lack of entertainment
- there is nothing for children
-the bar does not work (this is explained by the fact that "people do not stay in the evenings", of course they do not stay, there is nothing to do here)
-therefore, people of retirement age mostly rest.
Pay attention to these points, it's not difficult to fix it and your hotel will get better!

We stayed at this hotel in 2022, it looked very nice, it was cleaned every day, the breakfast was a buffet, in fact, only porridge was delicious, the cheese was too salty, the sausage was the cheapest, there was no fruit at all, the dinners were like in a Soviet canteen, it was easier to eat in a cafe, there was no bar, the door to the room was wooden, There's a crack at the bottom, and if someone drives in or out, it's very audible. Location:the outskirts of new Athos, 20 minutes on foot to the park,-30 minutes, which is good, it's a private beach with sun beds, I wouldn't go 2 times. And if you get sick, then that's your problem, no one will help, you will call an ambulance from Sochi.

The beach is clean, there are sun beds and umbrellas. Beach towels cannot be taken out of the room.
Breakfast is included.the breakfast itself is very hearty, but I didn't have enough vegetables.
Coffee can be ordered brewed. A good coffee is 100 rubles.
Lunch and dinner on request. Everything is very tasty, the products are fresh, the portions are huge
Once we had dinner outside the hotel and came down with poisoning.
The room has a wonderful view. On one side is the sea, on the other the mountains.
A balcony with two armchairs. In the evening we drank wine and admired the view to the sound of the sea
The sea in Abkhazia is clean, transparent, the beach is pebbly.
Thanks to the staff and the owners of the hotel, we had a wonderful rest. If we want to come to Abkhazia, we will definitely stop right there.

Wonderful hotel, excellent service, just an incredible view directly to the sea.

The staff is good, the rooms are clean, the view is beautiful, the beach is good, everything would be fine if not for the following: the food can be normal, it can be terrible, they feed the same thing every day, the Internet is terrible, it doesn't catch at all, only the Internet is better in the dining room and that's not the fastest, no television, shows 5 channels that you don't even want to watch. For 15,000rubles per day, they are not even allowed to take food out of the dining room and eat in the room! The whole family got sick with rotavirus (intestines) and spent the whole vacation lying down, many neighbors also spoke out.

I rested at the villa "Owl" from 1.08.23. to 15.08 23. Great hotel! The service level is European. Cleanliness, order. Any problem is solved instantly. Many thanks to the administrator Stella for her kind and sensitive attitude towards people. Andrey (also an administrator), needs to be a little softer in communication, is not always friendly. Special THANKS to the employees of the canteen: Natalia Anatolyevna (manager), Louise and Nona. These are wonderful, friendly people who also cook sooo delicious! Some people write about " monotonous " breakfasts. Do you have a varied breakfast at home? And besides, breakfast is a bonus of the hotel, not a duty! Lunches and dinners are very tasty, varied, and inexpensive. Thanks a lot to all the employees of the canteen for their professionalism and culture of communication. You are the best!
The beach is clean. The guy (an employee of the villa constantly monitors order and cleanliness). Power outage is a problem in Abkhazia, but not Villa Sova! The generator is triggered automatically, and there is no problem! Summing up all the above, I can say with confidence that Villa Sova is one of the best hotels in Abkhazia!

Great hotel. Its own dining room, a new menu every day, but you need to pay for lunch and dinner and order 1-2 hours before the meal so that you can cook.
The territory of the hotel is small, but there is Parking, a laundry room, and even has its own generator in the middle of the entrance from Lakoba. This is, in fact, a huge plus, because electricity can sometimes be turned off in Abkhazia and for some reason, if there is no electricity, there is no water. This generator is very saving in the moments when you went to wash and turned off the light, and you have already lathered up.
The hotel has its own beach with sun beds. Very convenient.
There are also disadvantages of a successful hotel:
1) The proximity of the train station.
2) The destroyed building next to the hotel. I understood that this site also belongs to the hotel, but why can't the concrete structure be demolished and this territory improved? Of course, something is rarely done there, but it is so rare that, it seems to me, it is easier to demolish, and the concrete "house" itself is not in the best condition for completion. But all over Abkhazia, there is a good house, and next to it it is destroyed and overgrown and no one wants to demolish it, much less somehow improve it.
Well, overall, a good hotel. I will put 5 stars and close my eyes to the concrete structure spoiling the picture of the hotel.

We were completely delighted with the service and accommodation at Villa Owl at the end of July. A very beautiful hotel. I was pleased with the Provence-style dining room in lavender color, everything is tastefully furnished and complemented with accessories. Classic breakfast, lunch and dinner to order from the menu, everything is very decent and delicious. You can eat on the verandas in the courtyard or with a view of the sea. Friendly staff, cleanliness, pleasant music.
The rooms are clean, daily cleaning, shampoos + shower gels daily, liquid soap in abundance, towels are changed 1 time in 3 days. Refrigerator, hair dryer, TV, necessary utensils, kettle, dryer on the balcony. Managers solve all issues and problems instantly. Excursions can also be booked by taxi. Wi-Fi in the entire hotel and on the beach. It is fenced with breakwaters, umbrellas and sun beds for everyone, there are no strangers vacationers.
The hotel is new, beautiful, the territory is well maintained, the flowers are fragrant. Not far from the hotel there is a Red and White shop, many cafes, shops, a canteen, a market.
We will definitely recommend the villa to our friends and acquaintances. Thank you for a wonderful stay!

We stayed at this hotel from 07/29/27/27/2023 with children (8 and 15 years old). What can I say - Villa Owl is the best place in the world! We fell in love with this quiet, cozy place! The hotel is located on the beach, the views from the room are super cool (floor-to-ceiling windows). It is clear that the hotel itself was created with the love and care of the hostess. From the outside, it looks like a huge multi-deck ship, or a fairy-tale castle, as my son said. Inside, everything is artfully decorated, furnished, painted. Our room (408) - with a huge bed and sofa, air conditioning, refrigerator, kettle, cups, plates, spoons, hairdryer in the bathroom, air freshener, gel/shampoo, bathrobes, towels... - in general, there is everything to additionally make our stay comfortable👍 There is a balcony with a table and 2 lounge chairs (you can sunbathe right here if you are too lazy to go to the sea😉) and a clothes dryer, which is very important. Room cleaning is regular, the girls are all friendly and helpful😊
The dining room is a place that should be described separately - clean, cozy, beautiful, cool. They cook amazingly delicious, like at home (and it's really true, children won't lie!), the choice of dishes is large, for different tastes and budgets. And the portions are huge. We stayed at the hotel from 26.06- 5.07 with my husband and a child of 3 years old. I liked everything in general, the room is clean and comfortable, there are even such little things as slippers and a bathrobe, there is plenty of space in the room and bathroom, a large balcony. The Internet is good, there is even on the beach.The dining room is also perfectly clean, everything is tastefully decorated, very original, the breakfasts are good, porridges to choose from 2 different ones, pancakes, boiled eggs or omelet or fried eggs, cheese, sausage, sausages, tea bags, coffee 3 in 1 or custard 100 rubles. We ordered lunch and dinner several times, the soups are different, I liked the solyanka very much, but the chicken soup is not delicious at all, spaghetti with cheese, cutlet, chicken tobacco- everything is delicious. From the cafe behind the hotel I liked Prime (former Astoria), it is opposite the market, 3 minutes walk from the hotel, prices are normal, portions are huge. The beach was pleased with the fact that there was no need to occupy sun beds, there were enough of them for everyone at any time. The staff is friendly, everything is friendly!
We rented a car, went to Gagra and Ritsu.
A good hotel for a relaxing holiday, for entertainment in the center, 20 minutes on foot.

Villa Sova is the most beautiful hotel in New Athos in 2024. The room with a sea view is simply chic! For 5 tr per day for two, where breakfast is included, my husband and I got an incredible pleasure! We had a rest in May, there were practically no people. Clean, pleasant aroma throughout the hotel (I'm picky about smells). I recommend it as a pedant and a lover of order :)

The best memories and impressions were left after a rest at Villa Owl. We rested from October 5 to October 12 as a family. Junior suite family room on the 5th floor. Yes, there is no elevator. But what views are opening up! The room is cute, cute and cozy. Bedroom with a wide double bed. In the second room there is a bunk bed - 1 tier sofa bed. Table, chairs, dishes. The cleaning is passable, perhaps we were at the end of the season and everyone was tired ... but I would like a more thorough cleaning. But the villa itself, the interior, the closed territory - make you close your eyes to some shortcomings.
Now about them: the lack of an elevator is understandable. But maybe one of the workers could help with the suitcases?
We have already written about the kitchen. Not the most friendly "hostess" of the kitchen. Breakfasts are a compliment and don't look a gift horse in the teeth. But bread.... Not even all stray dogs (and they are not spoiled at all in these parts) did not eat it.
With a sufficiently steep descent into the sea and the pier in an abandoned state, it would be possible to drive two iron stakes - shore / sea and pull a rope between them, as in the same Spain it was possible to meet. The budget is minimal. And for the elderly, help.
Thanks to Stella and Andrey - they always promptly help with all questions!
The location of the hotel is on the very shore. There are enough chaise lounges for everyone. The disadvantage is there are no beach towels. We need to bring our own.
Do I want to go back? Definitely, yes! Will I recommend it? Yes!

I was impressed by the building itself: these unusual turrets, lights. And I was not mistaken. The best hotel, the staff is super, the food is excellent, the rooms are absolutely clean, the administrators are pleasant, they will support you in everything, tell you, help. 1. The hotel is super: cleaning, rooms, appearance, coastal area for 5!!!
2. Food is like at home, breakfasts are a little monotonous, but you can order everything for lunch and dinner according to your taste
3 . The service is excellent. For any question, you can contact Stella, a wonderful administrator and just a sincere person! Unlike Andrey's manager, it's as if someone came to his house and he's always unhappy.
4. The dining room is excellent (to diversify the breakfasts a little) and special thanks to the esteemed head of the dining room Natalia Anatolyevna, who helped us with everything and prepared food for the road on the day of departure! Special thanks to Stella (the receptionist) and Nonna (the employee of the canteen at the hotel). We had a suite with a sea view and a huge balcony. The room is cleaned daily, the girls are very attentive and polite. The hotel has its own beach, equipped with sun loungers and parasols. The territory of the hotel is small, but very well maintained and just drowns in flowers. The breakfasts were simple but hearty. You can have a good lunch and dinner at the hotel by booking in advance. The market is nearby, however, the choice of fruits, the price and their ripeness were not impressed, except, probably, ripe figs. We bought wine at the local wine store. In my opinion, it is impossible to drink Abkhazian wine. The local cuisine was also not very impressed. But the taste and color, as they say...

We rested at Villa Owl from 01.10.23 to 09.10.23. To say that we were satisfied is to say nothing!!! Super hotel! How wonderful that we have such hotels in Russia! All rooms have balconies with beautiful views of the sea and the mountains - extremely beautiful views open...On the first morning we were met by dolphins, who splashed right at the breakwaters. Hospitality on -2! I was constantly haunted by the feeling that we were uninvited guests who came for free! The staff can easily pull out a sunbed from under you and fold an umbrella over you on the beach or over your table when you have lunch, for example... Breakfasts are included, but they are monotonous, limited and little Edible! They have no interest in changing for the better! Lunches and dinners are cooked delicious for an additional fee! They make good coffee, but vegetables are the worst in season! The key to the room is one and it is not very convenient if there are three of you. The view from the standard rooms is not very good. There is no way to change to a luxury one... the hotel is packed!

Robbed on the first night after check-in.
We arrived late at night. They settled in. There was a safe in the room, but the receptionist said it was too late and the safe would be set up the next day. At night, my mother woke up to take the medicines that were in the bag, but she did not find the bag. I started searching all over the room, went out on the balcony, the bag was unpacked. The money pulled out woke me up. We went to the reception together. It turned out that not only us were robbed, but at least two more rooms. There is such a problem in the rooms that the air conditioners hang directly above the bed, and, with any of the settings, it blows directly into the head, which is why we actually opened the balcony

We had a rest with a friend in Abkhazia, in New Athos at the villa Owl from September 10 to September 21. The hotel is a fairy tale. Closed territory. Everything is clean, flowers.
Access to the sea is two steps away. And although the beach is small, there are enough sunbeds for everyone. One problem is that there are no mattresses on the sun beds, so it's very uncomfortable to lie down, hard.
The receptionist Stella is a very nice and friendly woman. He will answer any question, advise where it is tastier to eat, how to get to the border on the way back, offer a price list for excursions. The service staff is also very friendly.
But with breakfasts, which are included in the price of the tour, there is a big problem. All 12 days were the same from day to day. Slicing (2 pieces of cheese, 2 pieces of sausage), sausage, pancakes with sour cream or jam to choose from, porridge to choose from. Only the egg changed. Day – hard–boiled, day - a small piece of omelet, day of fried eggs from one egg. Well, tea - black or green, and coffee 3 in 1 (also to choose from and only one bag). It seems to be enough, but the monotony is annoying.
Lunch and dinner can be ordered here, but the prices are high, so we went to the dining room at the railway station across the street. They cook well in the cafe Prite, but very long service.
The rooms have everything. TV, refrigerator, kettle, dishes, bathrobe, slippers, but it's better to take your own, soap accessories, but we take our own.
In the evening, the hotel is almost invisible. If there was still an evening illumination of the villa, it would be just a miracle, because the hotel itself is very beautiful.

The service is excellent.Cleaning the room every day and replenishing supplies. Towels were changed as needed. Bed linen was changed 1 time in 10 days. And yes, there are bathrobes and disposable slippers. The staff is polite and helpful. The breakfasts were of the same type, but you won't stay hungry. There are 2 types of cereals on the menu,pancakes with jam or sour cream, an egg, every day in a different version, sausages, sliced meat and cheese, tea,coffee.The standard room is compact, of course, but it had everything you needed.

A beautiful villa, excellent rooms, the administration is quite competent in all matters, the cleaning staff is excellent, they did not have time to get dirty, but the so-called head of the dining room did not make a very pleasant impression on us, I do not remember what to call us, only breakfast was included in our tour, sometimes we did not have time for it, so why not leave a portion, but you absolutely cannot take it with you, it seems that the dishes are ordinary and monotonous, if you think that after taking out breakfast you can use the recipe for an "exotic dish" on the side, although breakfast, I repeat, was included in the tour, i.e. it was paid for. Tip: diversify the menu, everything is monotonous, in such a fruit-rich region you can add to breakfasts. We rested in October 2022, we want to get to September this year, but prices in the Owl have jumped well, but we hope to get there. Thanks!

High-quality service, friendly staff, good location - the area of the iPhone railway station, on the one hand near the highway, on the other side of the sea, its own beach, hearty breakfast, delicious coffee, comfortable room, air conditioning for heating (dries linen and towels) and cooling, often cleaned, change towels, closed territory, green, in the colors, as in the garden, the designer interior of the dining room, bar, corridors. If I were the owners, I would raise the price tag - there is no better hotel in an iPhone.

Lovely hotel, had a great vacation.
The territory is closed and guarded.
Its own beach, there is a shower, sun beds and umbrellas. There is also an umbrella in the room, you can take it with you to the beach.
The room has a safe, air conditioning, kettle, refrigerator. The rooms are cleaned every day.
Breakfast is included, lunch and dinner can be ordered. They cook delicious, I really liked porridge and buns. The bar is open in the evening, and wine can be bought in the dining room.
On the upper floor there is a small observation deck with views of the mountains, the sea, the New Athos Monastery and the fortress.
There are small shops with groceries and basic necessities not far from the hotel. There is a Turkish sweets shop, a grocery market.
The hotel has a wonderful responsive staff who will help you solve any issue.
Wishes for the hotel: bathrobes are small and harsh. I would like to replace the sausages with something else or cancel them altogether.

The service, the staff, is at the highest level. Breakfast is scrambled eggs, sausage, two pancakes with either jam or sour cream, tea. It's fine for breakfast. The room has air conditioning. The TV shows only 4 channels, but it's fine for a beach holiday. The territory is fenced, a few meters to the beach, sun beds, umbrellas are all there. It is located on the outskirts of New Athos.
