We would like to share our experience of cooperation with the consumer cooperative Housing Balance. This cooperative really helps people to purchase housing by offering flexible conditions and minimal overpayments.
We joined the cooperative in April 2023. From the very beginning, the process was simple and transparent. We decided on the cost of the apartment and a payment schedule was drawn up. According to the plan, we should have accumulated the necessary amount for about 2.5 years, after which the cooperative would purchase real estate. Since we were overpaying, after 1.5 years we received a call from the cooperative and were offered to choose an apartment in Minsk, and already in August 2024 a deal was made!
I would especially like to note the professionalism and responsiveness of the employees of the cooperative. They were always ready to answer all your questions. Special thanks to Igor Kovel for promptly resolving all issues regarding the transaction and signing the necessary documents.

Having carried out simple mathematical calculations based on the information provided on the website and all the advertising news on the example presented to the company with an apartment in Minsk for 140 thousand rubles, an initial payment of 15 tas and a payment of 986 rubles, it was possible to calculate that the overpayment will amount to approximately 37.5% of the cost of housing (excluding additional payments), while you will be able to move in only after 4 years of savings and you will have to pay for another 11 years, while the usual bank deposit, which they calculated for the same 4 years, will allow you to save up for an apartment in 6 years and 3 months. Accordingly, from the advantages of the cooperative, you will move in 2 years and 3 months earlier, from the disadvantages you will lose not only 37.5% of the overpayment from the cost of the apartment, but all the profit from the accumulation of funds in the period from 6.25 to 15 years, which will amount to 136.1% of the cost of the apartment.
If we measure the benefit only in the financial issue, then the cooperative is more profitable than a loan from a bank, but is inferior to accumulation in the form of a deposit.
If you look at the timing of obtaining housing, the earlier you get housing, the more financially unprofitable the financing option will be: by taking out a loan from a bank you get housing immediately, but pay the most; by joining a cooperative you get housing after the cumulative period and pay less than the loan; and the last option is opening by depositing and collecting the entire amount yourself, you get housing the latest, but the amount you need to give is the minimum of all options.
What can be said about the company itself, a very dubious organization, of course, it's up to everyone to decide for themselves, but after reading the reviews about the company here and on third-party sites (except for the sites of the company itself, there are of course 0 negative reviews), there is absolutely no desire to join.

We have signed a contract.

A week later, they wanted to deposit a large amount of money, they called Svetlana to accompany the operation, but Julia already picked up the phone.
I told about my intentions and clarified about the contract, which was drawn up for some reason for a 2-room apartment in our city.
Svetlana said that this is a preliminary agreement and then it can be changed as you like closer to the transaction.

Julia replied that the Housing balance could not buy a house in our city.

The conversation did not work out, as Julia did not listen to my wishes and offered Brest.

We just wasted our time and money on a trip to the office in Minsk.
Then a second time to terminate the contract.
No one was going to return the money immediately.
They promised to return half of it in an hour.
As soon as we started talking about the prosecutor's office, we brought in our lawyer, the Housing Balance in the person of Yulia called back and said that they would refund the entire amount that we had paid.
We did not ask for the cost of the road, paid parking at the office, or two days of lost time to be refunded.
It was only upon termination of the contract that the girl apologized for the whole company.
The money never came
I am completely disappointed with this company.
I do not advise apartment sellers to contact the Housing balance. We were selling an apartment, potential buyers asked for a deal through the Housing Balance. We agreed at first. And then, before the transaction, a "carousel" began, then on one day the transaction, then the Housing balance specialist cannot and on another day the transaction, then again the transfer to another week, etc., then she has already agreed on the registration of the transaction at the Gomel State Registration Agency and they sent the necessary requests to the RCC, but requests to the RCC missing. There is deception all around. And then the most interesting thing, the Housing balance specialist began to say, we will enter the nth amount into the contract, and after signing the contract, but before signing the act, we will go to the bank, you will cash out part of this amount and give it to potential buyers. We successfully refused a deal with such an "office"!
I have been a member of the Housing Balance cooperative since 2019. Before I bought it, I searched for 2 years for what the catch was. I thoroughly checked all the documents provided by them, requested the charter and other documents, but they bribed with their sincerity and openness.

Если у них все так круто и классно , то за чем прям заставлять меня вступать, если это не пойти за хлебушком в магазин , мне надо время подумать и оценить свои возможности! А один специалист прям очень навязчивая, я ей объясняю , что за рулем неудобно общаться, она дальше напрягает! Меня это поведение очень насторожило!Если у них все так хорошо и прекрасно и сладко , то к чему спешка и давка?!

The document was signed and silently shown to the door🤷 Maybe it's good that we solved the housing issue on our own

Если бы не знакомые - не вступила бы, не внушаете доверия. Очень странные консультации (как у орифлейм). Офис, конечно, с ободранным полом тоже такое себе. И сначала мне показалось что по телефону со мной на «отвали» поговорили, дабы втюхать «общую консультацию», то и на личной не было дружеской атмосферы и доверия. Но, знакомые построили - и мы туда же. Еще неудобно что нельзя смотреть свои отчисления как на балансе телефона, очень неудобно что лиц.к. приходит на почту.
Не стоит лезть в это, переплата больше чем в 2 раза
Мне расписала так 3х комнатная квартира (108000бел.р.) на 15 лет без первоначального взноса в месяц 1350р, то есть 15(лет) умножаем на 12(месяцев в году) получаем 180месяцев получаем 243000 от заявленой 108000
Вот и вся математика, а куда идет переплата в 2.25 раза, можете узнать у их консультанта, но и тот складно и заучено выйдет из этого вопроса сухим
Интересный проект. На консультациях всё доступно рассказывают и объясняют что откуда берётся, как считается.
Во время общей консультации появились небольшие вопросы, ответы на которые смог получить лично у консультанта после общей консультации.
Небольшой уютный офис, что говорит о минимализации трат на аренду( что очень хорошо).
На МММ не похоже: все финансы подкреплены большой жилой площадью находящейся в общей собственности членов кооператива.
Накопить можно и самому, но при этом нужно где-то жить и платить за это, ЖБ даёт возможность приобретать жильё по цене съёмного жилья (да, во время периода накопления придётся ужаться финансово, но оно того стоит, ведь после периода накопления будете платить ту же сумму как за съёмное жильё, но уже за своё).
Самой большой проблемой остаётся несоразмерность доходов большей части населения и цены квадратного метро( особенно в Минске она очень высока), но это уже никак не проблема ЖБ.
Очень жалею,что поздно узнала про жилищный баланс.За плечами 19 лет проживания в общежитии, прошла молодость и сыновья выросли.Обязательно будим строится.
Хорошее место, можно проводить консультации вмещая большое количество людей. Структурированно всё рассказывают. Понятным языком с примерами. Можно сразу на месте оформить договор. Действуют чётко по регламенту, и не будут задерживать ваше время 🙂👍

Схема вроде рабочая. Порядка 13% переплат + 5% налог с стоимости квартиры, немного дороже чем в банке.
А сетевым маркетингом и пирамидой попахивает, потому что обшарпанный офис, продавцы на консультации выглядят и говорят какими то заученными фразами, как то вычурно что ли это все на фоне дешевого офиса. Поэтому доверия мало.
