We lived for a week in July of this year, the impressions are not unambiguous... on the one hand, a good location and proximity to the sea, on the other hand, there are a lot of problems and disadvantages. In order:
Advantages in addition to the above - mentioned - buffet breakfast, lunch and dinner for an additional fee of 700 rubles, they cook delicious, you will not stay hungry;
The staff is helpful with problems, cleaning is regular, towels are changed on request;
Good repair and condition of the rooms.
Cons - it is very noisy in the rooms facing the road, it is impossible to sleep (5-7 meters to the road), we had to ask to move us to a room with mountain views; Internet for 3, wifi constantly falls off;
problems with water were almost every day, sometimes it just wasn't in the tap, you come from the sea, with the desire to wash, but instead a trip to the reception to find out the reasons, it feels like there just wasn't enough pressure, our friends on the 1st floor (we lived on the third) had no such problems;
It is necessary to dry the laundry on the window fence, because it dries in the room for a very long time, take at least clothespins with you so that it does not fly away.

The location is super, cozy, beautiful, clean, a little noisy, but it's not critical. Excellent cuisine, pleasant atmosphere. If you do not take into account the cost at the peak of the influx, then stop by and enjoy your vacation. You can swim, but there is an influx from the city, so it's better to shift a little.
I stayed at the hotel in May 2022. I liked the hotel, clean, very clean, cozy, pastel linen, snow-white towels, pleasant. They give out a beach towel. Daily cleaning, tea, coffee, soap, shampoos, paper are provided daily. They wash the windows. The staff is pleasant and friendly. The food is delicious, but mostly it's chicken wings or chicken ventricles. The dining room is very clean. It is comfortable to relax in the hotel. The sea is nearby, across the street. My Windows faced the mountains, it was quiet, you couldn't hear the road. But.. I had a deluxe room, it was more expensive than standard. The room is good, but the view from the window is spoiled by a garbage dump, this is not allowed. After all, the hotel is not cheap,. Not every customer will agree to live in a deluxe room with a view of the garbage dump. It would not be bad to make a visor over the trash, then it simply will not be visible. There is no smell from it, there are boxes, pipes. And one more request to the hotel management. There are two flowers on the stairs in the foyer. The flowers are beautiful, but they are not very convenient for caring for them. Therefore, I assume they rarely water and wash. I suggest we take them down to the reception. They will be looked after more often and the grooms will repay us with gratitude. In appearance, the dried flower is still alive and it can still be saved. And in place of these flowers, you can buy beautiful vases or decorate this place with artificial flowers. Honestly, I'm writing this review, my soul aches for the flowers. I really want to see this beauty alive and well-groomed next year. The hotel is very nice, I recommend it!!!
A very nice hotel. Great location. Polite staff. The rooms are decent. But there is a "but", unfortunately. The walls are very thin, so if you come with a child, and someone has decided to work on finding their own children, get ready to answer funny questions about strange sounds. Well, if someone has been drinking too much, then you will know about it as if this someone happened to be next to you. The second but is the oil on which the food is cooked. It didn't work out for me. But it's personal. Plus, people who were constantly sitting in a large company in the lobby were annoying. Well, this is not what you want to see when coming to a kind of decent hotel in New Athos. Otherwise, I repeat, the hotel is good.
The hotel is generally good. Good location, interesting design, spacious rooms. Great view from the windows. Attentive waitress girls, receptionists. But one thing became an unpleasant moment. A system of fines that you will learn about already in the process of living. Already on the second day, they came to change towels and immediately the cleaner found various stains on each one. A piece of watermelon accidentally fell on one towel and 3 small spots remained. We did not pay attention to this, because never in any hotel did we have a towel inspection and an interrogation where they came from, usually towels and bed linen are simply changed without us and that's it. We explained everything to which we were informed that if the stains do not wash off, then we will be fined due to damage to property. For one unwashed towel 1000 rubles (in general, I later found in the bedside table a whole inventory of the entire contents of the room with the size of the fine). We were unpleasantly surprised, but we tried to forget this moment so as not to spoil our vacation. The next day, they came to us and said that the stains were not washed off, this will be reported to the administrators and a fine will be issued to us. They brought this towel and showed the stains. We took it away and washed it ourselves manually with our own powder (this is the most unforgettable impression of a vacation, washing towels before handing over the room, as they say, left the household, and even the hotel was specially chosen more expensive so that for sure not to bother about anything). The stains were washed off. For the rest of the vacation, we just checked to see if anything else got dirty by accident (well, you never know. There were different amounts of fines for everyone) they tried to use dark towels. Upon departure, we were checked twice by the cleaner and the receptionist, everything was carefully looked at, it was not pleasant as if we had torn the whole room apart for them there. My husband said that he would not go to this hotel anymore. A trifle, of course, but such a bitter aftertaste is not pleasant. We have been to different countries, different hotels of completely different levels, but this is the first time we have encountered this.
Location -4: very close to the sea (50 meters, passage under the bridge), BUT - under the window there is a highway to Sukhum and next to the river, which is slightly shaken and has a peculiar smell.
Junior Suite - 5: huge corner balcony, sea view on one side and fortress view on the other. There is a table and chairs on the balcony for those who like to drink wine at sunset😁 The room is spacious, the bed is chic, hard, the sofa is simple, it is not very comfortable to sleep, but it is quite comfortable to sit. Clear.
Service - 4.
Breakfast - 3: collective farm enough for such a room rate, everything seems to be there, but somehow it's all unsightly. Kofe - in a glass jug🧐
On the plus side, there is a great Guada restaurant nearby, super top.
Overall, the hotel is not bad. Good location - all attractions, shops and cafes are within walking distance. Probably the most expensive in this part of the city.

Infrastructure - There are 2 small shops nearby (with imported alcohol). The Italian restaurant is around the corner. It's delicious, the prices are Moscow.
Taking into account that my family and I (my wife and child of 11 years old) are going to Abkhazia and knew the general level of infrastructure and the hotel fund of New Athos - the hotel for Abkhazia is quite decent, but the standard rooms are small when compared with rooms of this level in Sochi, Turkey, etc.. Meals (breakfast) high-quality, but a very poor choice (taking into account that I am not very demanding of peddlers). No pastries or yogurt are offered for breakfast at all. The air conditioning in the room worked well, but the extractor hood in the bathroom.. it is there and it works, but it does not cope at all and the linen does not dry from the word at all and is always wet, which is important considering that there are no balconies in the rooms, except for a few rooms. Towels were changed every day, so you could close your eyes to their humidity. wifi is stable and unlimited, but here are 3 TV programs, one of which sucks, and the second did not work periodically. There was a safe in the room, but it didn't work because of the oxidized batteries - they promised to do it on the same first day, but they didn't even try to do it in a week.. The hotel has 4 floors, but there is no elevator, so suitcases need to be carried by elderly or disabled people, and this will be a problem.. The staff is helpful and hospitable. The location is very good, considering that this is the city center and almost all
the sights can be visited on foot. It is also very well located from the beach, despite the fact that the beach is across the road with quite busy car traffic, but there is an opportunity right at the exit of the hotel to go down the stairs under the car bridge and go to the beach. In fact, the hotel does not have any territory at all, because you leave the hotel and immediately find yourself on a common road, and behind the hotel, right next to the wall, is the territory of the private sector. The overall impression of the hotel and New Athos is positive, given, as mentioned above, the general state of the infrastructure of the region and the beautiful nature of Abkhazia.
We stopped by for a day. They quickly provided a room, a nice girl offered to choose it, showed it.... The rooms are clean, bright, and warm. Everything you need is there (hairdryer.slippers.a toothbrush....) we liked it)!

Bottled water is not updated, it is given out only once upon check-in, slippers, bathrobes are also not given out, hangers are definitely not enough in the room, there is no sound insulation, the walls are cardboard. The keys of the card were constantly demagnetized and had to be restored at the reception.

One of the best hotels in New Athos. Excellent location and the sea is 20 steps away and the mountains overlooking the monastery. Cleaning every day. Linen change, every other day, towels are provided for the beach.
Many of the disadvantages were noted, it is necessary to diversify the breakfasts! And food in general. Although the dishes are heated, they are at such a minimum that everything is cold. There is no microwave in the entire hotel, which is nonsense for a hotel with a buffet.

We stayed at the hotel from June 15 to June 24, 2021. Everyone is happy. Cozy rooms in good condition, friendly and helpful staff. But the main thing is the location of the hotel. The beach is 100 meters away, all the main attractions of Mount Athos are within walking distance, there are several cafes and canteens nearby where you can eat almost at any time, as well as shops and a pharmacy. When choosing, I was guided by previous reviews, which stated that the hotel was of European level. And so it turned out. It's not the first year we stayed at this hotel, BUT this year he moved out to 1 star and then with difficulty ((((( the junior suite is unreasonably expensive ..... The mattress on the bed is all washed out and not comfortable, the sofa is generally broken and not disassembled. We rented this room in July 2023 for 5 days with full board and it turned out to be 58600 for us. The full board included meals, which also became very poor. There are only 2-3 dishes to choose from and they are not of the best quality. Above the balcony there is a nest of bats, suites and junior suites on the top floor and without elevator. Our impression of this hotel is spoiled (compared to previous years), we will not come to it anymore.

Nice hotel. It is located close to all the iconic places of New Athos. The sea is across the street. Large room with sea view. But!!!! There is no service!!! It is stated that the room is cleaned every day. Actually... On the first day, they took away all the bath towels (we did not ask for this) and did not bring anything in return, the bed was just casually straightened out the blankets, the ashtray was not thrown away. We wrote to the administrator about it. In the end, they brought us towels and that's it. In the evening, they asked for a second ashtray, because the first one is full. We were offered to go up to the 4th floor (without elevator) to bring them an ashtray and she would throw it away. After our indignation, they still found a second ashtray. Day two. We caught the cleaner, asked her to give us beach towels and still throw away 2 overflowing ashtrays!!!! Towels were thrown almost in your face and the answer was: "what else do I have to do to you?"... As a result, after coming from the sea, the bed is not made, 2 ashtrays are not thrown away. Everything was photographed and sent to the reception. 2 cleaners came to sort it out. They made a scandal on the whole floor. In general, the service is 0!!!!

In my opinion, the price tag for 11,500 per day without food is too much! Too brazenly, we lived in Sochi for 16,000 all inclusive. Breakfast for 700 rubles is too much for such a breakfast! How can there be sockets in a room for 11,500 per day in the bathroom??? It's good that we didn't live long, we weren't thrilled.

Excellent location, almost as soon as you enter the city, the sea is across the road. The people and all the staff are friendly. But when we stopped by and stayed at the hotel, they had neither water nor food - this is one of the disadvantages. The building itself is beautiful, made of red brick, our windows have been cleaned on the sea and on the road, you can't open the balcony much because of the noise of the road. Recently returned from a vacation at the hotel. The breakfasts (we only took them) are good here, a buffet is offered: 2 types of porridges with milk, buckwheat/pasta, sausages, casserole/pancakes, omelette, eggs, cereals,cottage cheese, bread, bun, ham, sausage, cheese, vegetables (cucumbers, tomatoes), fruits (oranges, watermelon), cocoa, coffee (there is a coffee machine), tea, milk, water, everything is delicious. The noise from the road was uncritical for us (the room is on the ground floor, overlooking the sea), in the evenings you can hear music from a bar nearby, but it did not prevent you from falling asleep. The standard rooms are cozy, but small, and a cot is provided as an additional place - new and comfortable. Light cleaning is carried out daily and towels are changed. Change of linen about once every four days.The staff at the hotel is wonderful: very hospitable, attentive, will help with any question. The WiFi worked well, the lights were turned off several times, but this is a problem for the whole city, because there was no light anywhere. Overall, the hotel made a very decent impression and we are glad that we chose it!
In January 2020, my family and I stayed at the Athos Resort hotel - the memories of the hotel, rooms, and service remained magnificent - the best Hotel, the euphoria from bathrobes, slippers, and the cleanliness of the Room were with us for two years. Therefore, when choosing a hotel this year, I had no doubts - we are going there, especially for a week.
But my expectations were not fulfilled, starting from the first day.
On the 30th, we received a room with a sea view, for which special thanks to the administrator Yana, she changed the view from the mountains to the sea. Although we have been talking about the view of the sea since November.
There is no phone in the room (in 2020, I did not pay attention to this), which connects the room with the reception, they explained to me that everything is solved via chat. But it is always solved in different ways - for example, on January 2, I called and wrote to the chat to clarify the availability of seats, but they responded after 3 hours. That's how quickly any issue is resolved.
Everyone entering and leaving the hotel is greeted by a group of dogs, they sleep at the entrance. I am allergic, citrine was bought on the very first day. As it turned out, there are a lot of dogs everywhere, but for a hotel of this level and cost, I consider this unacceptable. I do not urge the administrators to drive them, but the issue must be resolved in any case, for some reason they do not lie at the neighboring Restaurant, even Roman does not have them at the dining room. And in the morning you can hear their howling and ringing barking at passing cars.
On December 31, a group of friends settled in the lobby of the hotel, whiskey, cakes, salads, so the celebration lasted January 1, 2,3. They had fun, living in a hotel is a question. The administrators reacted calmly to this - let the people walk. I have never seen such a thing in hotels not only in Moscow, but also in the regions. There are cafes, restaurants, rooms for the celebration, after all, but not the lobby.

On the 30th, we checked in - we were provided with towels in a washed-out gray color in the room, it feels like they wiped the horses with them, and then gave them to us. One had a hole in it.The blue hand towels were obviously washed in bleach, as evidenced by the white stains. We used them until the 4th. Thanks to Daoud, the hotel administrator, after complaining, he brought a set of clean towels and in the morning they vacuumed our room, washed the sink. Thank you, Dowd. In the morning, as in a mausoleum, a Cleaning Service came to us with an offer to clean. But we must pay tribute to the fact that upon returning to the room we had snow-white towels and the newest sheets.One thing is not clear why this is not done, according to the job descriptions and the hotel's memo. After all, the garbage was removed from the Room every day. But the black hair on the walls in the bathroom remained untouched. Since the receptionist said that this could not be the case, they have a thorough check of each Room.
Pay attention to your so-called ironing board - you want to cry from the stub, you can only iron a handkerchief on it. In other hotels, a board and an iron are on the floor. We all come to you on vacation and it is difficult to save things after the flight.
In other hotels (tsarskaya Okhota, svd), the street area and the hotel territory are swept every morning, the sidewalk was not swept here once, everyone was greeted in the morning with fireworks from evening fireworks.
Dear founders, go through the numbers, see how the white tiles are covered with brown grout. How the walls in the rooms were rubbed . Two years is nothing if you treat it carefully and do everything under control .

Dear girls of the dining room, review the menu- omelette and pasta every day, there are many other dishes for breakfast. Your breakfast costs 400 rubles, but every day it's the same. For some reason you change the porridge, but with an omelet and pasta, sausages, cut into small pieces - they are constant. Your day costs 1300 rubles per person, 2600 rubles for two people. For this money, you can have a very tasty meal in the neighboring canteens. Believe me, the breakfasts in the neighboring cafes are 250 rubles and they are much tastier and more diverse.
We went to lunch 1 time - homemade noodles soup on water and Olivier from potatoes were not impressed, there are beets under the fur coat, I did not see herring. Make the distribution of salads with serving plates, it's a pity the product and your work, people impose, and do not eat and everything goes to the trash.
I went into the bathroom at the dining room twice in the evening - there was no paper. Either I was unlucky or they don't hang me.
Whether I will come to you again is definitely not. My review is far from the best from those that others write in admiration. I've been fascinated for two years.

In 2020, a young guy helped my brother and me in buying a battery for a car, allocated a car that took us to Sukhum. Special thanks to him for this, we still remember it with warmth to that young man and every time I wish him all the best. Then we were told that this was the Main One. In 2020, there were no dogs, there were cool Rooms with clean towels and bathrobes.
According to my feelings, the carrot and stick System is broken in your hierarchy, everyone walks in a relaxed manner, but after complaining, everything is immediately done in the best possible way.
My rest is not spoiled. I left with wonderful impressions of Abkhazia, which I fell in love with back in 2020. The Hotel itself is ruined. And you have a lot of new, small hotels, and they go out of their way to make tourists happy, and this, as you know, is your lost profit.

A great, cozy hotel! The rooms are clean, there is everything you need! The view is gorgeous, even on the sea, even on the mountains, there are breakfasts, but we did not use them. The sea is just a minute away, there is a restaurant with very good cuisine nearby! The hotel is super - recommended!
Nice hotel. It's clear! Cozy! Cleaning and change of towels - every day. For breakfast there is a full standard set of dishes for the buffet. Friendly admins will answer any question. I recommend it!
Nice hotel, we were on NG holidays. For the new year, the hotel presented champagne, it's nice. The food was delicious, homemade. The room was clean, cozy, and we had two large windows in our room. The white dog is kind, I really liked it, I often saw it near the hotel, fed it)

A great hotel in New Athos. We were very satisfied, especially after moving from Sukhum and comparing it with another hotel (Ritsa in the center near Brekhalovka). 3 stars fully justifies, the best option is value for money, it differs in a more modern design of the business as a whole.
We lived as a family in a junior suite on the 4th floor, there is no elevator (who suddenly cares). The room is spacious, with panoramic windows overlooking the sea and mountains in the Anakopian fortress. The views impress even seasoned travelers. There is a little noise from the road, but the windows are well closed, and dark blackout curtains are also from the headlights.
The air conditioner works perfectly (in the heat +35-38 g), there are dishes in the room, towels, bathrobes in unlimited quantities at any request of the staff. The breakfasts are ordinary, there are porridges, dairy dishes, coffee brewed in a coffee maker, mors.
At night, the lights are turned off from 1 to 3 a.m., so the air conditioning and Wi-Fi are also temporarily turned off (this is the easiest option from all of Abkhazia, in other places it is worse).
It would be worth updating the carpet, stains and wear.
The hotel is close to all attractions (fortress 25 min, cave 12 min, Simon's cell 20 min, monastery 20 min), near a park, waterfall, pond with swans, while the hotel is directly on the beach, there is an equipped passage below the road. The sea is clean, I saw only boards from the rental, wooden sun beds 100 rubles a day (never asked). The cleanliness of the beach leaves much to be desired, but this is for the whole of Abkhazia.
Athos is generally conveniently located for trips to the mountains, lakes, rafting, and more.
