We are vacationing here with my husband for the first time, but we are happy and satisfied! The food is at the highest level, for those who love homemade food. Delicious, satisfying, varied, buffet-style. Our 10 house and room number 7 are equipped with air conditioning and warm floors (we rest in the second half of October). Large bed, TV, 8 channels shows. Refrigerator, kettle, wardrobe and 2 bedside tables, everything is cozy and comfortable. 1st floor with a veranda. Descent to the sea right next to the house, 20 meters down. We thank the staff, the director, especially the administrators Lyudochka and Diana, very polite and caring girls. As well as the transfer service. Rustam and Grigory, we had excellent excursions to Lake RITSA And the New Athos Cave. There are thermal springs and mud nearby! You can walk about 1 km. The scent of eucalyptus is so strong that it smells even in the room! A natural inhaler! My husband's chronic runny nose disappeared on the very first night! Miracles! Great!. I'll probably start with the entrance to the boarding house. Closed territory, very green. It is possible to park the car next to the license plate. The room we stayed in was located on the first line, you can see the sea from the window, always fresh air, great!. The room itself is small, with two beds with bedside tables. Wardrobe, refrigerator, TV. There is also a set of dishes and a kettle, which has never been used, and there was enough food in the dining room. The room has underfloor heating, which was important because we had a rest in winter. Spacious, simple shower and toilet . Everything. A large, spacious dining room, maybe a self-service cafe)). Simple homemade food, there is always a choice of dishes. It may not be big, but everything is very tasty. Very clean. Somehow everything is thought out, I have never seen a queue or that there would not be enough space. Although there were decent people. There is an indoor swimming pool on site. I saw large sports grounds, but they didn't work in winter. A small embankment. The staff is friendly. In general, I enjoyed my stay at the boarding house. I counted on the money, we have been traveling to Abkhazia for several years, it turned out to be cheaper than renting a house and eating on my own. We will definitely come here again and invite friends.

Of the advantages:
- the sea is super, the air cannot be expressed in words, nice clean suites with sea views, new bed linen, 2 springs nearby (there is a third small one), silence, very few people, fishing.
Of the cons:
- the main disadvantage is the dirty tables in the dining room. There were a lot of people. All the tables are occupied. During meals, no one cleans them (vacationers clean the dishes themselves), they do not even wipe. I had to constantly take napkins with me and cook myself a more or less decent place to eat. Although there are a lot of maintenance staff. And the money for the suite was very decent. The food is delicious, but monotonous. The rooms are not cleaned. The territory too. There is no entertainment program (for those who are interested, this is not a minus for us). And it also surprised me very unpleasantly. There are many vacationers with disabilities in the boarding house. How they go down to the sea in wheelchairs is a horror. There are no descents from the embankment at all!It is a pity that such basic conditions are not organized when doing charity work.

The boarding house is located in a wonderful location on the seashore, there are few people on the beach-it's super! There is a eucalyptus grove along the coast, the smell is fabulous, 2 hot springs are located near the boarding house, but it is unclear with what waters: either radon, or a hydrogen sulfide source, there are 2 shops outside the territory and there is nowhere else to walk, the territory of the boarding house is large, the cottages stand in the shade of eucalyptus trees, so beautiful and majestic! The territory is beautiful, but not well-groomed, and not only the territory: you can't wait for cleaning in the rooms, basically everyone cleans themselves, the rooms also do not match, we had a 2-room, but it is far from a 2-room, but a 1-room with an entrance hall where there is a bed right at the front door, the first once I see such a thing!!! THE HORROR! The staff and service are something like this: where is the ABKHAZIAN HOSPITALITY??? I've been to Abkhazia in many places and this is the first time I've seen this. I would like to mention the driver Timur separately, thank him very much for the trip to Sukhum, for his attentiveness, politeness and cordiality!!! I would also like to thank the canteen staff, special thanks to the chefs for their delicious, no frills, but homemade food! And another big minus: in such a country rich in a variety of fruits, there were only apples on the table. I am very sorry that I came here on vacation, I did not expect this in any way, I will not recommend it to anyone! I would like to wish the management and staff to treat vacationers with respect, so that there is no bad sediment from the rest. GOOD LUCK! A wonderful place to relax. Good buffet food , good food . Decent rooms, with underfloor heating, which was important in the cooler season. Yes, the lights were turned off , I think because of the bad weather and the storm, but not for long. The only thing that is cleaned in the room is only when you catch the maid. I really liked the location directly in the Eucalyptus grove by the sea. We were in a new building.

We rested in the new building. Of the advantages, the air is incomparable ,eucalyptus with an admixture of the sea is something, the sea is nearby , the food is excellent ,lots and tasty , the rooms are clean , new , bed linen ,towels are all new. Kyndyg is close .The view from the balcony is beautiful. Of the minuses , the contingent is only pensioners , boring , no entertainment . At least we went on excursions.

An amazing place where the healing air of eucalyptus trees and the freshness of the sea surf combine!All conditions were created for us to feel at home.It was positive emotions that prompted us to celebrate the New Year in this boarding house. Instead of the sea, we will swim in a saltwater pool and visit hot springs.

We have been resting for three years, we will continue.
The food is normal, the dining room with three meals a day, buffet, everything is delicious. This is not Turkey, the food is homemade, the chefs are trying their best.
The rooms in the buildings are Soviet, but it does not bother us, the linen is clean, the furniture is not luxury, but we do not pay attention to it. High ceilings, balcony, air conditioning, refrigerator, everything is working properly.
The beach is free, there are practically no people, the sea is clean, the beach is not landscaped, but it did not bother us.
It is located in the village, there is no entertainment, there are practically no shops either. We didn't need it. You can always go to Sukhum or Ochamchira.
The staff is friendly, they are in a hurry to help with any requests, pleasant, kind people.
The director is a war hero! It holds everything together.
Excursions, transfers, any trips can always be arranged. there is transport in the boarding house for this. Comfortable minivans.
10-15 minutes from the Kyndyg geyser thermal spring, with hot pools, mud. Even for the sake of this and your health, it's worth visiting here. The place is unique

We had a good rest in this place. The smell of eucalyptus trees, the sea, and nearby springs. Almost a sanatorium. The food is mostly good. I didn't like only sausages for breakfast, for me they were paper, as if, but people seemed to eat. Porridge, too, because they cook on powdered milk, somehow they didn't really come to me. Everything else is delicious, especially meat dishes. There is good equipment in the kitchen, they cook in convectomats, the meat melts in your mouth. They're trying their best.
We lived in a new building. There is not enough administration in the lobby. The administration is alone for the entire boarding house in the first house. There are rooms in the new building from the second to the fifth floor. There is a swimming pool on the ground floor, there was no desire to go to it when there was a wonderful, clear sea nearby. There are no bananas, motorboats, etc. in the sea. the sea is clean, without gasoline. It was early August, the weather and the sea were wonderful. And we went to the spring every day, by car in 5 minutes. Therefore, it was not up to the pool, especially since it is indoor. The boarding house is open all year round, so the pool is probably more relevant in the cold season. The sixth floor of the new building is a terrace. The idea is interesting. There are tables and chairs. We can organize a party.
The room is large, there was a one-room junior suite. Refrigerator, kettle.

There was not enough cleaning or at least some inventory, you carry sand, pebbles, garbage on your shoes every day, and cleaning every three days. In general, a calm, clean, healthy holiday.

like sewage, there are frequent blockages in the shower, drawers without handles, the shower mount is broken, the baseboards are not fixed, the door with a crack. I don't feel like a junior suite. The beach is very narrow, it is cleaned only after a storm, large pebbles, the entrance to the sea is steep, even in slippers it is inconvenient. The territory is large, not well maintained. What else: the rooms are cleaned regularly upon request, the administrator responds to any request. Special thanks to the canteen staff - everything is delicious and enough. Additional baubles: Wi-Fi (works even on the beach), TV reception of at least 8 Russian programs. An additional disadvantage is that there are few sun beds on the beach, sun beds (high) are paid, they could make them free + umbrellas

Unfortunately, they have no competitors. One hotel near the hot springs. Therefore, I think the price is too high, even in low season, they do not make special discounts.
I didn't like the food. The food in this hotel was the most tasteless, even the cottage cheese tasteless. Carrot and beetroot salad is immediately made with mayonnaise. I don't eat mayonnaise, for example, respectively, I couldn't eat beets or carrots. In other hotels, you put on a salad and add whatever you want: sour cream, mayonnaise, vegetable oil. I'm a vegetarian. Only buckwheat porridge was suitable for dinner. On the 5th day, I got completely tired and stopped going to dinner.
Some of the dishes were really good and delicious, but not much.
Of the fruits, only apples and this is in November, when it is the season of tangerines and persimmons and they are cheap.
The dishes are clean. The dining room is cozy but very cold, the dining room is not heated, I was freezing there all the time. The dishes are cold, pour the soup into an ice plate (it's not very hot anyway) the soup is getting cold.... Everything is cold.... And I want to keep warm with hot food.
In general, the dining room in November is not very good there... Although perhaps in the summer these nuances are not important.
It would be nice if the dining room started to be heated.
The rest of the food from the dining room goes to the pig farm, personally, I got the feeling that they cook so that then the pigs can eat it all without problems.
The rooms are clean.
The bed linen is good, it was changed on the third day at my request, because I rested for only 6 days.
The beds, mattresses, TV and refrigerator were good. The table and chairs too. There's a problem with the rest of the furniture. There are two bedside tables and one small closet for 4 people. It is unclear where to place things.
We had a two-room junior suite. The floor in the first room is heated. The room was warm.
There were no problems with the Internet.
The lights were turned off for 2 hours in the afternoon and for 2 hours at night, as in the whole of Abkhazia.
The hot spring is 2 km away, you can walk by sea, you can walk through the village. There is a cafe and a shop at the springs. There is a convenience store (half-empty) and a pharmacy on site.
The staff is friendly.
But next year I will go again, there is no alternative.
It would be nice to open a hotel there, maybe if there is competition, something will change for the better.

I was on vacation with my daughter in September 2024. We booked it in advance. We lived in a new building. The room has a sea view. From the hull to the sea is 30m. The room has everything and plenty of space. Parking for the car is right next to the building. The elevator is in the hotel.
The food in the dining room is normal. The entire athiosphere of the sanatorium is for relaxation from the hustle and bustle of the city. And we don't forget the smell of eucalyptus trees after the rain. I recommend visiting this beautiful and cozy place.

It is necessary to ask in advance and sit and wait.. The asphalt tracks are very old. The canteen cooks normally, the chefs try to feed, but the menu is mainly chicken and fish, which not everyone eats.
In the dining room, the tablecloths of the transfer table downstairs are dirty, they have never been changed. It would be better to remove them altogether or make them shorter. Pensioners are satisfied with the prices, 5800 rubles for a room for two. Therefore, we will drive!

I will say that this place meets the Price-quality criteria quite well. The kitchen cooks well, everything is fine here. The repair rooms are not top class, but it is quite possible to live. Household garbage is cleaned on the territory, but in places there are boards and other building materials left over from repairs. The nature at the base is gorgeous. Eucalyptus trees are a miracle. But in terms of service, everything is bad. There is no room cleaning as such, not only at the time of the guests' stay,(it doesn't bother me), but there is no cleaning when changing guests. There are cobwebs in the corners, the tiles in the shower are overgrown with dirt. I would like to go to a clean room. I was in Abkhazia for the second time and realized that Abkhazia and the service are not compatible things. Frankly speaking, there is no desire to come to Abkhazia again.

The sea, the territory, the eucalyptus trees are extraordinary. Everything else is purely "Abkhazian" .... , they don't bother with the service. Everything that is promised on the site (room cleaning, change of linen / towels) is completely missing. However, you can take off your underwear, take it to the laundry, everything will be changed without any problems.
The food is gorgeous, made from NATURAL products, varied, there are always several dishes to choose from, they cook very tasty.
There is a "supermarket" and a pharmacy on the territory, a doctor works (to treat a wound, give an injection). The shop has everything you need - water, beer/wine, sweets, ice cream. There are no fruits and vegetables, you need to go to another store in the village to get them. There is a large selection of goods, but more expensive.
It takes 15-20 minutes to go to the source with mineral water, as they wrote in the reviews. A pensioner, and even with joint problems, will have to spend 40-50 minutes. Admission costs 300 rubles per person. Expensive and far away.
There are a lot of vacationers, but somehow they are not visible, the beach is almost empty. It was almost gone, it's better to take some kind of rug with you. I need shoes for swimming.
I recommend it to everyone who is not afraid of the Abkhazian service!!! A quiet, relaxing holiday.

A very ambiguous impression.
The boarding house is located inside a eucalyptus grove. This is logical. That's why the air is wonderful. But any territory needs to be monitored. There is no cleaning of the territory. There's some trash everywhere. Firewood was piled near the cafe on the walking area. As it should be.
The suite has a balcony overlooking the sea. Cool! The bathroom is for dwarfs. You're sitting on the toilet with your nose to the sink. The trash can is broken. The toilet lid is not from him at all. There's no running water in the shower. Hence the smell.
The case is new. Elevator. Good! But... No one is watching the building. The garbage was taken out of the room by themselves. The maids somehow dumped dirty laundry on the sofa in the lobby. It's been there for three days.
There is a swimming pool in the new building. Nice pool. Almost odorless. But no one cleans it. Full of sand
The sea is good, there are no words. But...There are mountains of garbage on the beach. There is a war for sunbeds. No life-saving equipment. There are fittings sticking out on the concrete fence.
The dining room is a buffet. Good! Only this is not a buffet, but a menu to choose from. The dishes, to put it mildly, are not tasty. And their choice is almost zero. There is a cafe on the shore. It's quite budget-friendly. The food is delicious. They can! That's what they were saved by.

We had a rest with a family of 4 people (2 adults and 2 children) from 02.08 to 08/13/2024. I must say right away that we were specifically looking for a place where there is no noise and where you can relax by the sea. Sochi and similar places are not satisfied, due to the impassable number of people and inadequately high prices. Let's go back to the boarding house. We got what we were looking for and were very satisfied with it. The sea turned out to be calm and warm during this period. The staff of the boarding house will always help you, but you must contact them yourself. They will not take the initiative. The food in the dining room is delicious. There is always meat and vegetables. Of course, people who are used to the exclusivity of Turkey will not like it here, but the boarding house does not pretend to. Here the rest is of a completely different type: calm, measured. Of the obvious disadvantages that catch the eye, but do not interfere with rest, is the slightly neglected territory of the boarding house (rusty swings, withered leaves underfoot, non-working and battered fountains).
We lived in a junior suite in an old building overlooking the sea. The room had 2 beds (double and single), a sofa and an armchair. The sofa and armchair are old and famous, but the youngest was able to sleep normally.
The Internet worked stably (even YouTube, since Roskomnadzor does not rule in Abkhazia). TV (not watched), refrigerator.The shower room is combined with a toilet. It's a little cramped, but it'll do. Our plumbing was working, no problems, the water was both cold and hot. It seems like you can drink water from the tap, but we didn't take any chances. I do not agree with the reviews about the boorish behavior of the owner and employees of the boarding house. Of course, they do not spread out in front of tourists, but when you communicate with them, they behave according to their position. So, in front of us, the owner reasonably scolded tourists who came into the dining room in swimsuits. The staff had conflicts with obviously inadequate Muscovites, who found fault with everything and demanded to be treated like in an expensive fashionable hotel (at these moments he wanted to beat the Muscovites with a tambourine). Once again, if you are looking for a vacation in order to be licked from all sides, then you are not here: go to Turkey. And if you can't, then don't be indignant.
As a result, we can say that the boarding house made a pleasant impression on everyone, so we will definitely return!

Good location, shady area, private beach. The food is buffet, delicious, quite varied. There is a shop, pharmacy, cafe on the territory, card transfers are not accepted, only cash payment. In the immediate vicinity there are 2 more shops (in one you can pay with a transfer) and a cafe. A 20-minute walk to the thermal springs (entrance 300 rubles a day). The territory is quiet, there is no loud music. The sea is clean (but you need to pay attention to the location of the sewage drains from the complex). The entire area is planted with eucalyptus trees, they provide a pleasant rich smell. Parking is possible on site, the territory is fenced and guarded.

Abkhazia is my love!! I have just arrived from the Eucalyptus Grove boarding house. I liked everything!! Location - on the seashore with a huge number of eucalyptus trees, its own beach. The purest warm sea, a well-equipped embankment - there are benches. The territory of the boarding house is large, surrounded by greenery of eucalyptus trees. Solid health!! There are cottages on the territory - budget rooms without a balcony and there are two-room ones with balconies. Options for any purse and preferences with a view of the sea or the territory where you can park your car (parking is free). There is also a newly built building, junior suites and suites, as well as a swimming pool in the building. A separate topic is nutrition.(a lot has been written about this). Good, high-quality, Healthy food. For breakfast - 2 types of porridge, boiled eggs or omelet, pie, delicious cheese, butter, cottage cheese, sour cream and jam from feijoa. For lunch - 2 types of the first, chicken or cutlets, fish, buckwheat, pasta, potatoes, vegetables, apples. There are also several options for dinner. There are definitely no hungry people, but greed destroys many. They eat like they're not in themselves!! Well, another plus is a 20-minute walk and you are at the hot healing springs. Solid advantages of rest and treatment. Many thanks to Zaur Chantovich (the manager of the boarding house) for his constant presence on the territory of the boarding house, very cordial communication, attention to each guest. It's a shame for our compatriots - eternal discontent, unsmiling, grumbling. Smile, gentlemen, love life. And Abkhazia is beautiful, as is the Eucalyptus Grove sanatorium!! I recommend it!!

There are two reasons to choose this boarding house: near hot springs (20 min walk) - you get almost three sanatorium treatments - shower massage, spring bath, mud. We walked all day, so we can say that we received treatment for 300 rubles a day. The second is the eucalyptus trees on the territory of the boarding house, which has a beneficial effect on health improvement. That's all for 5. And one more plus - there are few people on the beach, you will not lie like a herring in a jar. The rest is below average. The territory is poorly maintained, the rooms are VERY modest, cleaning through the administration, but they need to enter a single key. Sukhum is a bit far and you can get there either by taxi for 2000 rubles or from the hot springs (which you also have to walk to in the heat) for 200 rubles per person. There are excursions, but this is not an excursion, they won't tell you anything, they just take you to different places. In general, of course, we understood where and for what money we were eating. Therefore, if you want service, cleanliness, variety, then you are not here. If the main thing is the springs and the sea without a huge number of people, then quite. There are absolutely no events in the evening - a disco or contests. The waiters at the coastal cafe are not very friendly. In general, we will definitely not return there. But it seems to me that some pensioners have even gone very far (my husband and I were 45, 50 and my daughter was 15 a little sad), I attach a photo.

A picturesque place filled with gum/grass/sea air. A large area of 50m from the sea, there are old Soviet buildings, renovated, condition 3+ and a new one with a neat repair (on the shore 50m to the water) In the dining room there is a variety of real food, products of Abkhazian animal husbandry and agriculture. Everything is surrounded by greenery, 2 km from the Kyndyg thermal spring with volcanic mud. An atmospheric place, like the whole of Abkhazia. The place is SUPER, the only one in Kyndyk where there is a buffet meal. The food is not a restaurant, but everything is very decent, the dishes are simple but delicious and without restrictions, almost Turkey but with a reduced assortment. A good moderately well-groomed green area with huge eucalyptus trees, the smell is awesome in the heat. But the sunbeds are not in the best condition and are paid, this is unfortunate. Its own private beach is undoubtedly a plus, but there are not very many vacationers there anyway and this is a huge plus of remote places in Abkhazia for those who need peace of mind.

We had a rest in August 2023. The territory is quiet. The area is huge. There is a laundry room, a dining room. 3 meals a day, buffet, but of course the choice is meager. There were no fruits at all during the whole vacation. The territory is poorly cleaned, the leaves are dry everywhere. The grass is only mowed everywhere, every day the sound of a mower was heard somewhere. The sea is 1 minute from all the houses. The houses are 2-3 storeys high. They don't clean up at all. 1 time I called the maid, cleaned up. She swept the carpets with a broom, said they didn't have vacuum cleaners. You need to ask for toilet paper. A huge advantage of living is the nearby hot springs. We drove by car for 5 minutes. Walk a little longer. We went every day. Now we will live for 100 years, as the sign at the exit promises.

Benches could be added along the embankment and along the alley to the dining room too. The food is good, homemade. The baking is super. The first courses and porridges are delicious. The tea is sweet. Fruits are always there. The director, Zarandiya Zurab Chantovich, is constantly on the premises, in the dining room. It seemed to us that everything was holding on to him. Good health to him. You can put things in the laundry. They carry 100 rubles per person to the source. They also take you on excursions from the boarding house. There is a shop nearby (not on site). They sell smoked meat, Abkhazian alcohol, etc. They bought Abkhazian balsam. I liked it. The sun beds on the beach are wooden, several pieces. Plastic ones should be bought. Inexpensive.
